My friend has rented the same apartment for 7 (!!!) years. When he moved in, the carpet was very bad, and the landlord said that he will change it soon... Well, it has been 7 years, and he has not done it! My friend talked to him several times, but there is no point in that. The last time he spoke with the landlord, he said: If you want it changed, hire someone and you will have your new carpet.
It is not fair, because my friend should not pay for rent and the new carpet that he might not enjoy long.
Is there an agency that my friend could turn to for this problem? Is there anything that he can do besides talking to the landlord?

Business Week had a very informative cover article in the current edition titled "How Toxic is Your Mortgage?"

It talked about so-called deceptive loans, phantom profits and the coming wave of defaults. I'm still trying to figure out why I should feel sorry for people who got themselves into risky ARM's, interest only loans, etc. but I digress.

At some point, reality will set in. And it's gonna be ugly. And the ugliness will be directly proportional to the irrational price rise and the levels of denials in homeowners that anything is wrong with the market.

It's like 1999-2000 all over again, except this time the pain is on Maple Street, not Wall Street.

Do you have to pay a motgage payment, property taxes, and insurance all seperated, or is the tax included in the mortgage payment? Also, does anyone know about how much it is for insurance on a 117,500.00 home in texas that is 4 years old? thank you.

A friend of mine found a job in another state, and did not want to sale or loose her home. So I told her I would live there and make the payments for her. We had no type of lease agreement. I lived there for a year in a half and out of the blue with no warning, she told me she wanted her house back and gave me only 2 weeks to get out. So I stoped payment on the check I sent her, so I would have money to move, now she is taking me to small claims court and wants me to pay her 3000. She even left the utilities in her name. I left the house in good condition and she trying to say i left damages. Can any one give me some advice in this situation?

Since my divorce My daughter and I live with my mom to help us and to financelly help her. She got a large inhert. and no longer needs help so were moving. I got a 1 bdrm coz I spend all my time in the lvg room and ktch anyway. I do not think I need to spend 100 extra to make someone else rich when I could save it for a downpayment on a house. Good or bad idea?

I currently have a very good job, making over 70 grand a year. I'm looking to buy a house in GA. I have a car and student loan as debts but i'm current on EVERYTHING. My credit score is ok, i'm working on getting it better right now. I know the housing market is cooling off. Is this a good time to be a buyer? I have some moderate stains and discoloration in the kitchen. These kitchen stains and discoloration are caused by paint fading and regular wear and tear.The bathroom has some minor cracks, that I want to fill in and some of the paint is peeling. Please note the bathroom never got a coat of primer paint. I want to use a primer that is quick to dry and where can recoat in about an hour. Also I need to have the primer that is easy to clean up ideally with soap and water. The paint I would be using would be latex. Any brand primer and specific name would be appreciated.

If I was to land contract my house to someone.. when I set the interest rate with them; do I have to claim that on my taxes?

Or could I offer a rent to own, with so much going towards the princable, without the hassel of interest?

I have a middle score of 637, and my boyfriend has a 577, both with credit cards with high balances so I am sure they will go up a little if we pay them off. He has some collections from a few years ago, one from an apt. I make around 26k a year and he makes about45k a year. He is in the business of building homes and he runs a store that sells the materials needed so he has good friends that would build us a home and give us lots of equity. We are looking to get around 150 to 170k to build. Do you think it is possible, or do you know of any loans that would work?
