What kind of natural resources? When you sell a property you are also selling the land below, and air above, as well as any perminant fixtures on the property like a house, fence, and driveway.
So your options are:
Sell the miniral rights first, and then the property making sure it's stated in the contract that the miniral rights belong to someone else
Sell the property but keep the miniral rights yourself
Sell both and let it be someone elses problem
or just sell the miniral rights but retain the property if you are still interested in keeping it.
The key iss no matter what you do, to make sure you are very clear to the buyer as to what they are getting. But any decent realitor should be aware of the property laws in your state and can help you to sell your property with or without the miniral rights!

If it were me I would sell the property and retain the mineral rights, of a percentalge of them, then alert the prospective buyers about the possible minerals, thne when they pay to look for them and find them you make a portion of the $.

you need a land accessor to check it out, to see if there is anything on it, oil, coal, etc? Then go from there.
