If you were to pay a landlord a deposit with the intention of moving into an apartment, but then back out, and the landlord then rents out the apartment to someone else, can the landlord legally keep the deposit or must it be returned? This is a NY issue.

I am stuck in a bad situation with a choice to make. I am tring to buy a fixer upper. I have already moved in and I am paying rent untill we close. However my loan officer is now telling me that my monthly payment will be $400.00 more than we discussed. I have invested about $4000.00 into the property thus far that I will get back at closing. However I don't think the house is worth the addition money. Here are my choices I can either move say goodbye to my four grand and rent a bigger house in better shape for less or I can stay and pay the extra $400.00 a month. Which would you do?????

I am interested in promoting my website and services to a very targeted niche market: screenwriters and amateurs who write screenplays. But I am having a hard time finding a mailing list or opt-in emailing list for this specific group to promote to. I have checked with some of the big mailing list companies but my niche is just that-a niche. I already promote my site through Google adwords but now want to send direct mail or email.

Does anyone have any suggestions for finding lists for such a small targeted group? Thanks.

I have tried using the standard calculations set for 3, 6 and 12 months, Where the %K uses the recent close, the lowest low and the highest high over 14 periods, but this doesn't work on a daily basis for me, because you need high, low and close data for every period to make it work. Can anybody help? I can't be the only person trying to do this.....am I?

I know the default answer of getting 20% equity. My question actually refers to getting Wells Fargo to adjust the value of your home. My house was under valued when I closed the loan and home values have been going up in my area. However, Wells Fargo does not really give much help on the subject of reappraisals for your home. In fact I think they like PMI. Does anyone have experience dealing with Wells Fargo on this issue? Or perhaps does anyone know if Wells Fargo is required to allow the reappraisal or what rights I may have on this issue?

I am a federal employee and make contributions to the federal Thrift Savings Plan. Its like a 401k, but for federal employees. I have the option of borrowing money from it to buy a home. Will I be repaying that loan with tax exempt dollars?

I am in my 20's and have a 14k portfolio. I am able to add 900 dollars a month to it plus 100 dollars in dividends that I get from owning Closed End Funds(CEF's). My question is what are some other good investments besides CEF's I tend to buy 1 CEF every month and all my CEF's are yielding between 7-10% a year in dividends plus they have been doing extremely well on the capital appreciation side.

My question is do I continue buying CEF's or should I start buying up other investments? I do like investments that pay monthly dividends:)

Any advice would be appreciated

my ebay invoice is Rs. 250
someone have agreed to buy the product but have cancelled their ebay account(they are no longer registered on ebay).. so my ebay account automatically went inactive. Now,i wanted to close my account. It has just been less than one month since i created an account in ebay.
how can i close my account without paying the invoice?.. or if i close my accoun ,it says my account will be active for 180 days.So till that should i have to pay the rent???

Student loan was transferred to another creditor but both accounts are still on my credit report. The same thing happened with a credit card account, It was purchased by someone else but both of the accounts are on my credit report.

My clients have decided to move closer to their parents in Oneonta and want to cancel their contingency contract. Do they lose their earnest money if they withdraw now? I had a real estate attorney who told me he didn't think a company could take more than 1 earnest money check on a house? Does anybody know... I can't find anything to that effect in the License Law book.
