i want to sell my house myself but want to cut out the middle man. i know the best advertising is the mls list but was wondering if i could list it myself. thanks in advance for your help!

No you can not...I wanted to do the same thing. Your best bet is to list with a discount broker maybe like assist to sell they only charge like 4.5% commission if your house sells through MLS.

You can't. The MLS is cooperatively owned by the realtors in the area, Access to the MLS is the chief service that they sell. The best you can hope for is some discount agent who will list you on the MLS and do nothing else to market your house and give you a discounted commission for this lack of complete service.

There are several services that will do this for you. Most cost in the $300 - $500 range, and will also provide additional services such as a lock box. C21ClickIt.com is the Century 21 version. ZipRealty.com and FSBO.com have versions of this, too.

But in selling two homes recently, I've gotten more response from Craigslist than from the MLS. So try CL for a couple weeks before you spend the money for the MLS.

Yes you can, but as a realtor I am not going to tell you how.what I will tell you is that no realtor is going to show it so whats the point? We make our living of our commissions, and with a zillion other listings to show our buyers why show the one where there is no commission? Oh, and even if you offer like 1 or 2% for a buyer agent sale, most still wont show it because the idea still takes away from our bread and butter. Quit being cheap and hire a Realtor, trust me its worth your money. Many headaches come with seling your own home.

There are now services that will provide MLS listing without full agency representation. I do this in California to help homeowners have more negotiating room for the buyers.

The answer is NO YOU CAN NOT. Realtors pay heavily for MLS privileges and also to belong to the Association of Realtors.Private individuals do not have the privilege of doing this.

You bet you can. I listed my house through www.forsalebyowner.com. They provided signs, a website, etc. I can't remember who we went through to get on the mls, but all you have to do is a google search...there are many companies that can do this for you.

No you can't. You need a real estate agent to get you access to the MLS website.

Also, there are places that you can go that you can pay someone a flat fee to post them on the MLS for you.

Absolutely, it will cost between $300-500.
But no realtor will show YOUR property if you dont pay a comission.
