I am only 16, female, and is gonna go off alone (with parents permision) to go live in a homestay in Saskatchewan. I've been looking and searching it on the internet, and I got a responce from a guy who has a rent available for me. I told him that I was only 16, and I that I was looking for a homestay, (because 16 year old can't legal sign a lease), but he said it's a house (with a room for me, that's what I'm guessing) and if I can pay the weekly fee to him, he sees no problem in that.

IS it "no problem"?.... like, I don't want to do it if it's illigal, but if it's perfectly legal, then I'm up for it. What do you think I should do? I'm gonna call him on phone for more info later on....

so is living in a house, while im 16, and paying a rent fee to the owner of the house.... legal? kinda similar to a homestay..

and by the way, this has nothing to do with this question kinda, but if I were to own a cell phone for 2 years, how much would a approx cell phone bill cost? per month?

My understanding is if you sell your house for more than you paid and put into it, the remaining amount gets taxed as income if you don't roll it into a new mortgage in less than 18 months. Is that accurate? If I'm moving but may not be able to buy a new house for more than 18 months, is there any way to avoid paying taxes on those funds? I will have about $100,000 appreciation after deducting original purchase price and invested funds. I am in Idaho if that matters. Any thoughts are appreciated. Thanks!

Message: Actually I am a very successful real estate agent. I have been the top in my county for over 5 years!!! And, I have bought and sold many homes! You have to understand, Realtors don't get paid until the home closes. So, you have worked your Realtors butt off, and now you are messing with their income over FIVE HUNDRED BUCKS! It's petty, and YOU are the rude one. I bet you are going to expect the Realtors to cough up the $500 just to get the deal closed, because that's how people like you work! Always looking for something to ***** about!

The taxes are in order for a renter, but I want to know what the bank can do? It's not an FHA or gov't loan. Best answer will go to the person that gives the most accurate info, links that would help if they also say what you say. Thanks

Do i really need renters insurance to get a dish installed from dish network?
Dish network wants a written letter form my apt management stating that it is ok to install a dish in our apt. When i spoke to my apt mgt, they said thats only possible if we show them proof of renters insurance. There are a zillion dishes installed in my apt comples( its huge!) .
1) Why can't they just install it without the letter from the mgt?
2) How much will it cost us? We move frequently so we don't have expensive furniture or anything else that would need insurnace.
3) any other cheaper solution? We do have option for cable TV ( timewarner) but they have no international channels that we want.
PLs help. We live in cleveland, oh

In shopping for a mortgage I received a quote and good faith estimate from a lender. At the closing approximately 30 days later the costs (excluding loan origination fee and prepaid items) were $1000 higher. Original was $1600, actual were $2600. The loan officer did not include these items: Registration, Appraisal Desk Review, Tax Service Fee, Verification of Employment, Title Examination
Attorney Fee, Overnight Fee, Flood certification, Clerk Recording Fees, Service Transmittal Fee

I just closed today. I did not have an attorney present. Do I have any recourse. I spoke with the mortgage company, they said the fees were outside their control and would not have known when the the Good Faith Estimate was done. Shouldnt I have received a settlement paperwork to review several days before closing.

Lots of mistakes on my part, do I have recourse?

They're saying (The IRS), that based on the average salary that professionals of that type (Real estate professionals) make per year that the assessment they are interested in receiving is around $3,000, but no transactions were done whatsoever, the real estate license was obtained but no business was done.

They sent a proposed assessment, which they said was not a bill and that I could give an explanation if I did not have a filing requirement etc....and once I filled it out completed with the explanation, attached to their forms on a separate sheet, they responded by sending a bill? How can I prove that I did no transactions, what documents do I need to show this? On the correspondence received a few days ago, they didn't even provide enough time for me to do a tax return to show that I did not have an income as a real estate professional? What is with this?

Hello,
I just bought a duplex last month. One tenant was the owner, so she moved out. The other tenant's lease was up at the end of June. He asked if he could have until July 6th to move out, and I granted him the extra 6 days. On the 9th he moved his bed and about half of his belongings to another apt down the road. Since them I have been contacting him to remove the rest of his belongings, dressers, a desk, and a garage full of stuff. It is nearly a month later and that side is still full with hsi stuff and unrentable. How do I deal with this situation...leagally? Thanks.

I was wondering if anyone could answer this for me. I know that you can legally purchase another persons debt and then file a lien against their physical property. I'm wondering if anyone knows how exactly you go about this? How would you go about searching and finding debt someone owes? Are there only certain debts this can be done with? For example if someone owes a utility company could you buy a debt like that? I live in new york state if it varries by state. When i purchased my home it was a forclosed property. Unfortunately the way the neighborhood is set up it has 2 physical addresses and when the home was foreclosed on only the one address was listed. Meaning my yard wasn't part of the purchase. i wouldn't come to know this till a year after i bought this house. When taxes came out previous owners realised it was theirs and sold it . So I want to purchase debts of the current owner and place a lien in hopes of just getting the property back.

If a real estate agent claimed you were being petty when asking for compensation for a large expensive item that was included in the accepted offer and then removed before closing would you consider them unethical or as doing a diservice to the clients?

Hello-
The lease that my husband and I signed in March was with a lady who was going to be the property manager. The owner supposedly lives in South America. Then all of a sudden we were told through an e-mail that basically if we had any problems that we should contact this other company b/c they were going to be managing the property and we should pay the rent to them as well. My question is that shouldnt we sign a new lease with this new managment company. I have requested a new one several times and have no response. I dont feel comfortable sending money to a company that has all of a sudden taken over the property. Am I wrong for requesting a new lease? We live in Florida. I am not sure if the law varies from state to state

I'm leaving my current apartment at the end of August. In the written notice to the Management Company, what info do I need to include? My lease will be expiring when I leave.
And, I do have a deposit. How does getting that back usually work? The apt is in prefect condition.
TIA

I know someone who is currently using Excel to do this, but the formulas and everything are a real pain. Is there another program out there that you know of that can keep track of these things and possibly even have PDFs sent (like of receipts etc etc) and/or something that you could plug the numbers into and have the totals etc come up automatically... I know it's a lot to ask, but I figured I would ask anyhow.
