I read on some sites that upgrades made to a home, such as wood flooring, new appliances and new paint, are considered during an appraisal, but my Realtor says the amenities don't matter, that the comps, square footage, condition, and age of the home are what appraisers look at. Which is correct?

We are trying to sell our home, and the home we hope to buy requires a $25,000 downpayment. However, we won't have that kind of money available until we sell our current home. Are there loans available that would cover this cost until our current house sells?

Ok, so my husband and I rented out this house last October we paid a security deposit of $1580 and we have never been late on payments. My husband was discharged June 12, 2007 on disability from the Air force. We told our landlord that we wanted to relocate to Bristow Virginia which is about 60 miles away from where we are currently. She said ok and that she wouldn't charge us the remainder of the months but that she would have to keep our security deposit for breaking the lease. At the time we assumed this was fair. Then while cleaning some stuff we accidentally broke a door in the basement and told her about it. She then asked if we were going to fix it. Shouldn't she be using the security deposit money that she is keeping from us to fix that?

So the question now is, should we just get the door fixed and tell her that we should be able to get our security deposit back in full?????

I'm not sure if my husband was legally qualified to get our full deposit back?

I don't have a job this semester, but I have been awarded work study for the Fall semester. I don't want an evicition notice in student housing and will have the money to pay rent without a problem on August 13th. My problem is that when I explained my situtation in writing my manager wants $670 by August 4 to accept my payment plan. I have been current on my rent since I moved in March of this past year and paid my rent and all of my fees. I don't know where I can ask for the $670 just to pay it back after I receive my check when it is cut to me after August 13th from the college.
Help please!

I am wondering what a "short sale" is on a house...? I am looking to buy and have noticed several properties which note "subject to short sale approval" or "short sale possibility." Thanks!

I have a Chapter 7 Bankruptcy that was discharged 3 years ago. Will mortgage lenders even consider me for a loan of $100,000, with a gross yearly income of $75,000?

Since my bankruptcy, all of my payments have been on time, paying off credit cards (I have two) monthly. I have a school loan paid up to date, and no other bills. I check my credit score monthly, and for the past 6 months my score has been hovering around 660. I know it takes time, but what may lenders be willing to offer me with my current status? Should I wait another year or two before applying for a first time home loan?

I am considering buying home. we do not have a realtor, but the seller does. The realtor stated he would serve as realtor for both sides, dropping his fee to 4% of the selling price. Do we have to use a realtor? Can't we buy the home without one? I do not want to pay the commission, as I do not have the money for that/

I'm thinking about buying a small apartment complex. The income would be around $300,000 a year after property taxes. I know I would have to pay property taxes, but would the government also tax the $300,000 income?

Just in case the Illinois General Assembly DOES shut down the state government, until a new budget is approved, What alternate sources of income are available, for state workers. To be definitive, I understand that, during the last government shut down, that one, or more, local banks, were willing to offer state workers no interest loans. These loans were on condition that, once the workers returned to work, the state workers would sign their next paycheck over to the bank, to pay off the short-term loan, in full. Any information regarding this topic would be appreciated.

I recently purchased 7 acres of raw land in upstate ny. I am planning on building a small 700 sq. ft. cottage next spring. My grandfather (a retired builder) and my father ( a carpentar) said that they could do most of the work for me. I would have to get contractors for the well, septic and foundation. Thats going t be a pretty big chunck of money. Is there a way to get a loan for just that. Local bank has a D.I.Y. construction loan but only gives you 6 months to complete. I would like t finance as little as possible.

I mean my gosh......the band aid approach to maximize their profit is unreal. I'm all for market society but house flippers tend to be way too greedy. The "workmanship" I have seen is practically non-existent.

The house is on a road where a bunch of houses were built off one side of the road. There were two rows built. The first row nearest to the road has a short driveway. The second row, which is where the house I am interested in sits, has a driveway that goes in between the lots of the first row back to where the house I am interested in. The tract of land per the city does include that as part of the lot belonging to the house I am interested in. It is not paved, but only gravel. I know when you buy a house, it has to be surveyed but is there any reason why I should be concerned about this setup? Thanks for any suggestions and answers.

My wife and I are first time home buyers. We have heard that you can get some good deals buying foreclosed properties. I found one website that deals with this but all of the properties listed are already sold. Are there any legitimate sites where you can find up to date listings? Bargain Homes is not open for consideration.
I would apreciate some help on this.
Thank you.

I was wondering if workers compensation payments that I receive can be used as income on a mortgage application. My spouse has a full time job so we'll be using that income too. The only down side is I can't get a letter from my employer stating I'll have a job to come back to because I was off more than 13 weeks and my FMLA leave time ran out so I was let go and, I can't go back to the same line of work after my surgery.

This is taking place in MA and my landlord is losing the property I rent in a divorce. What happens to our lease if we have not been notified formally? Can I break the lease legally without any recourse? I have to move at the end of the lease and I wasn't planning too and I have found some places I would like to live in that are for rent now. thanks for any info.
