House has been on the market for a week and a half/had 4 showings and no offers. Typically how long should one wait before they reduce the price.

Attempting to buy a relative's home ~ but the home & property (5acres) was appraised for $30,000. less than the asking price.

Relative was upset, because the house was appraised 5yrs ago at $10,000. OVER the current appraisal value ~ and that number was for the house alone, didn't include the value of the land it is sitting on.

Although the appraisal is lower than the original asking price, due to circumstances (which are too complicated to go into here) it would have been better for all parties if the appraisal was not so low.

Has anyone had this experience? The realtor stated that part of the problem is that property in this area is not selling well ~ but does that play a huge factor in the value of a home?

Also, the home is older, being sold "as is" & does need some maintenence~ but there are new homes nearby on 1/4 acre lots being sold for 1.5 times the amount this house was just appraised for. Does age/condition of the home matter that much?

I am a recent college graduate with a dregree in apparel design and illustraion. I want to move to atlanta, ga to pursue a career. I dont know anyone in the area so I need help on location. I need to move asap and if possible move with out visiting the area. I can live in the hood if I cannot afford to live anywhere else, but the hood in pgh is different than the hood in atl. I have had problems finding an apt that accepts pitbulls. Will I be facing the same challenge in atl?? I have a job that ables me to be transferred. What is the best mall in Atlanta?

A young person I am trying to help has split with her partner.The mortgage payments are up to date. Both names are on the mortgage. 1. Can it only be sold if both aggree?. 2. if it is sold is she entitled to half the selling price. Perhaps you have experience in this area.

We're trying to sell our house, but the realtor wants to charge us $10,000 for his services. So if we break even on what we owe for our house (which we probably will) we'll actually be in the hole $10,000. !!!!! We have a year to sell the house and then MUST move. HELP!!

Our landlord is saying that we need to pay the full months rent for Sept. & cant end our lease til Sept. 30th. But we moved in on Sept. 15, 2006, & our lease states it ends on Sept. 15, 2007. Do we have to pay the full months rent or half, if we are planning on turning over the keys on Sept. 15th?

I recently purchased a home, I was set to close on it 2 months before my lease was up. I posted an ad for a Sublette and decided on a young family and contacted the office and had the couple do so as well. They filled out an application and were approved a set to move. I move out clean everything, pay for new carpet and repaint the walls so it is like new for the people when they move in the next day. The next day I find out from my apartment management that the couple decided not to move in, I discuss with the manager what I can do and I am told that I will be responsible for the remainder of my rent until they can find a new tenet. 2 weeks later I get a letter in the mail saying I owe the apartment 3000.00 total 1600.00 for the remaining rent until my lease expires in August and 1400.00 in misc and subletting fees and if this amount is not paid in full in 2 business days they will turn me over to collections. What can I do to protect myself?

I recently rented a home in central Davis and it was infested with cockroaches. I moved right out and now live in West Sacramento. We moved there due to my husband's job change and were hoping to buy a house there. Does all of Davis have this problem with roaches? It would be so convenient for us to live there since his job is there. I am traumatized though, and worry about buying a house there. Was this a fluke, or is it only a problem in Central Davis? What's to stop these little buggers from infesting other areas? Please tell me what area of Davis is known to be cockroach-free? There were 4 different species infesting that house, and the house was very clean and nice otherwise.

My ex-fiance and I have a home together and we've decided to go our separate ways. The home is in GREAT condition and its only 2 years old.
We really dont want to make money off it.... just want enough to pay the mortgage or possibly trade it in for something smaller in the area...neither one of us can afford this 275k (4br/2.5ba)home by ourselves but could afford something like a townhome.
Any investors out there...homes in this are will be worth a fortune and its a shame we can't hold onto it!!!
Has anyone tried callin these ads? What do they have to offer? P.S. I live in Forsyth County...one of the fastest growing counties in the US.

I've gotten myself into a financial pickle. like most people i can get out of it, but it will take time. i own my home and yes i got behind in the mortgage. the bank graciously restructured the loan for me but i don't think i can do it. i'm debating on selling my home and getting a rental place for a couple of years. it would build my credit back up and the rents i've seen are way cheaper than my mortgage (thank you florida for outrageous property taxes and insurance). i'm trying to get an unbiased opinion as i just don't know if i should do this or not.

im lookin at possibly getting a townhome/condo instead of renting...
ive heard that the help is out there, but i cant seem to find anything. this is what ive heard: that they will pay or waive your down payment, and there are special listing for ones that are cheaper.. has anyone heard of this?

In NY state this question refers too. If a buyer buys two houses for $690,000 and signs a contract with lawyers, then waits on approval from Bank for a mortagage , how long does it take ?Mths, days. etc? Also does it usually work like this, that the buyer signs the contract first, then applies for a mortgage? I would of thought the application for a mortgage comes first.Please know your source firsthand or be in the business. Thanks.

We currently rent from these prop managers, have always paid on time, never had any problems, etc. Now that our lease is up and we're looking to move somewhere closer to town, we've applied to a lot of places through them and every time they've "decided to rent to someone else." I understand that this is just the way things work, but I'm starting to wonder if something is blatantly wrong with our application (we've asked, and they always say 'We will call you if we need anything') or if they just don't want to rent to us because we're young students, or if they've lost our application (whenever we call to apply to a new one they always say, "It's on my managers desk" or "I can't seem to find it right now, but I'm sure that it is here...", I hear them say this to everyone though.) or aren't processing it right (they seem pretty disorganized this summer).

So, do they have to give us a reason that they chose someone else over us?
