This is in CA. I have subletted a room - the lease ended May 31. The person said they were going to stay (verbally commited) and paid their May rent as usual. On May 29th they said they changed their mind. I have their last month rent deposit (since they hadn't used it) and they said they are entitled to it. Are they?

I was having a hard time getting in contact with the agent. I was introduced to another agent who informed me the condo was sold. Nonetheless, we've been working with her to find a place.

Now unfortunately, I don't know all the rules of real estate and I did not realize that every property I see has to be seen with my agent. My roomate viewed a house today and I plan to attend the open house this weekend.

I know my sister did not sign anything nor did she disclose anything either. However, according to my agent (mind I have not completed any binding agreement with her), it will be a problem with the sellers agent.

Fortunately, she does not plan to fight the seller if the seller sees a problem with disclosing a buyer's agent after the fact.

and you build business credit for years, is it possible to get another corporation, and already have business credit for it since you already have one?

for example, I have a s corporation and am going to build business credit for it. but in 2 years i want an LLC also, but dont want to have to build business credit all over again. you have to have a business for atleast 2 years before you can borrow money from banks without a personal gauntor.

im using a s corporation for real estate, buy and sell,
and want a LLC for buy and hold.

Realistically, how much do you think it would cost to have this house built on our land (near Buffalo, NY)?

There would be no basement... I might like ten foot ceilings, if that's possible.... otherwise, just like the one pictured.

Any chance a house like this could be built for 120k or 130k?

I live in a Homeowners Association in Templeton, Calif.
and we are having problems with the board and Management sending out threatning letters for CC&R violations to homeowner when board members are in Violation of the CC&R's as well they spend more money out of the budget then the by-law allow them to. there are a great deal of homeowners that want to have the Association disbanded
We just do not know if we can or how to go about doing it
Please any info would be great

Hi, I moved in about 4 months ago and before I purchased the home I asked about the fence. The sales lady said it has to be a black ornamental aluminum fence and gave me a paper showing the fence. They had the same fence outside the model and we thought our small Chihuahua might be able to fit between the pickets, so we brought him down and sure enough he squeezed through. I researched these fences and found that they make the same fence with a slightly tighter picket spacing. I told this to the sales lady who acted like this would be fine. We went ahead and bought. Before I closed on the home I thought I'd better make sure about this tighter spaced fence and I contacted the HOA. They put me in touch with the President who stated "he did not see a problem with it, but we would have to first buy, then petition for an exemption". We did buy, and when I moved in I asked the HOA managment office about how to petition, the immediately said there would be no variances allowed.

I just want to know when you pay the rent. For example...

If i were to sign a lease beginning of july and pay the first months rent and deposit would i have to pay for aug's rent the first week of aug? or would i pay for it the end of aug?

I work at a real estate agency and a closing is going down. The old lady signing her name doesnt even know whats going on!! She is talking about she cant control her hands and is falling asleep. Two months ago, my g/f and I moved into a rented flat on a short-assured tenancy. We were advised by the letting agent that we were required to stay in the flat (or at least be liable for the rent) for a minimum of six months. If we wished to end the tenancy prior to the end of that period, we would have to pay a fee and would still be liable for rent until either new tenants were found, or the six months were up.

Our landlord has now contacted us to advise that they wish to sell the flat in order to purchase a new house, and that their move in date is before the end of our 6-month tenancy period. We would therefore need to be out before that date.

We've agreed with the landlord to move out early, on the understanding that we are compensated, but I'm not sure what we are legally entitled to under these circumstances. The landlord has suggested things like giving us 2 months' rent free of charge, or paying our moving costs but I'm not sure if we should hold out for more?

My roomate and have been debating whether to purchase a house or a condo in NYC, in one of the boroughs to be specific. So we are gonna see the house today. So hopefully it won't be a run down shack.

We wanted to go with a condo b/c we wanted something that was move in ready. But a house might be more practical in the long run. We have agreed that if the house needs some TLC then we are willing to work with it and as long as its livable.

How much should we initiate the offer at 10% below asking or lower? I was actually thinking to start real low at 15% and work our way up if necessary. Would we be taking a risk?

Also, if our offer is rejected and there is no counter could we still make another offer at the asking or would it be too late at that point?

and now my apt manager posted a response, assuming it was my roommate who posted it. now i am worried they will treat us differently since they are assuming she wrote the review. we know our management is upset with us (though everything in the review was quite true). If they do start treating us differently (worse than they already do), what can we do?
