I'm wondering about what the tenants/renters rights are in california.

It's one of the best handbooks there is about landlords' and tenants' rights in California.

CA is better than most states. They allow "repair and deduct" by law if you meet certain conditions. And there's a minimun notice period for landlords to terminate a month-to-month tenancy of 60 days in most cases, not 30 as in most states. Anything above one month's rent in advance is automatically considered security deposit -- no first, plus last, plus security allowed. And the application fee is limited to $25 unless the landlord can document higher actual costs.
