Renting & Real Estate - June 2007

My real estate agent has handled the sale of my house very badly from the beginning. Closing has been postponed several time by him already. The buyer was unable to get the finance needed once and there have been several other issues (just basically not being upfront and honest). I do not feel comfortable signing with this buyer or agent. What are the options I have? I do know that I do not have to sell my house if I don't want to. Appreciated much.

DUMB MOVE! I put boyfds name on the title of my home. I thought that we had a future. However, the loan is in MY NAME, and his name is NOT located on any of this particular property information. Now he says, he is leaving his name on it because I owe him all this money, including the gifts he gave me.. What recourse do I have, if any? My mortgage company gave him a hard time, EVERYTIME I gave him the money to make the payment. I also make ALL the payments. And he also NEVER resided in MY home. I don't know what to do. Any suggestions? I live in Missouri, if that matters

OK so I put in an offer on a townhouse yesterday. The seller purchased it for 260K three years ago. The place needs a lot of work, needs to be updated, and it looks like she put no money into improvements, updates, etc. The Housing market has dropped significantly over the past year to the point where its a strong buyer's market. The seller's asking price is 306K. Everybody I tell this to thinks its rediculously overpriced, due to the market, and due to the amount of work it needs.

My realtor gotb ack to me and said the seller wants 300K minimum becasue she supposedly put 25K into it. into WHAT though? The flooring is this ugly cheap laminant that pumps when you walk on it, the carpets need replacement, the walls resurfaced, and the kitchen and all 2.5 bathrooms updated (it hasnt beenupdated since it was built in 1987).

So I counter offered 280K firm and final offer, I think the seller if full of crap when she says she put 25K into it...it sure does not look it.

law? or is it only written in certain peoples mortgages. Some people told me it is in their mortgage that they cannot rent or sell it because of the mortgage but is it actually law?

Im shopping around to refinance my home and one of the options is a lender who says he will charge me $10,000. He says the 10k include them paying my property taxes. Should this be a good deal, or should I just pay my own property taxes and ask him to reduce my price instead (since i would pay for those taxes myself)?

I sucred an apartment for my girlfriend since she had trouble with a credit check. Her name also appears on lease. She was suppose to get a room mate to help with the rent, but has not as of yet. We are since no longer together, and the condo is owned by an individual in MA. I am in FL. I need to get off the lease with the least financial impact as possible. We are 5 months into the lease.

I married when I was 18(stupid) and we divorced about 2 years ago . We did not put in the divorce that my name was to come off of the house for some reason that I don't remember now. I tried to get him to refinance the house in his name and won't do anything to get my name off of there, all we did was I signed a quit claim deed. Now, I am looking to buy my own house. Would that cause a problem with being on the other house still? What steps can I take to get off of the other house?

I put an offer in on a house over three months ago that was approved for short sale and, from what I'm told is about to go into foreclosure. It has been over three months and I am still waiting for the sellers bank to approve the offer. Three months seems excessive to me to wait and not even have a purchase agreeent yet. Is this normal? I'm concerned there is something shady going on with the selling agent for this to be taking so long. Do I have any rights or am I just stuck waiting it out?

We have objected to the house next door being sold with planning permission to build another house in the garden. The property has been inherited. The son hasn't lived here for over 20yr's but just wants to make as much money as possible. We have no idea what the plans could turn out like and it would ruin the situation we have enjoyed for the last 12yr's.Anyone got any good advise for us.

..they now say the contractors are going to give the town a certain escrow dollar amount for repairs;without this,we don't close. And he hinted if we don't get the loan, nothing he can do.
Now,I am worried all over again....Should I be worried? After all this jumping through hoops & they would actually STILL say no?:(:(:(:(:(

My 2-family home is valued at 375K. I have 12 years and 88K on it left. My current loan is at a 4.9 interest rate. I need to borrow 220K and need it in lump sum. With todays rates being around 6.5 for a 30 year, I know refinancing is out of the question. Which would be better for me, a HEL or a HELOC? What would my payments be for 30 years, 15 years? Thanks

He has his EIN # and license is up to date, could he represent me as a buyer's agent.

I think I saw on HGTV a man mother represented him on the sale of his condo and purchase of his house. I guess I answered my question. Additional info would be great.

OK, I am having tons of problems with the company that manages my condo. There was a problem in a common pipe, which just happens to be located in my kitchen. The repair of this pipe benefited both my unit and one other. After tons of fighting, the managing company has picked up the cost for the repairs. In order to do the repairs, though, they had to break open my ceiling and wall in 3 places, and they are now telling me they are not responsible for painting. It seems to me that if the problem was the result of a common element, they should restore my kitchen to the condition it was in before they sent their workers here.
Also, up until about a week ago, all unit owners were prevented from using the playground area, which is common property, because the managing company couldn't figure out how to keep out trouble-making teens, so they had the area closed for 10 months out of the year for the past 2 years.

I don't know what to do because last week we were all talking about finding another place that was bigger because she wanted more space for her things. So we decided to move out even though we were all in a lease agreement. We were still going to break it. Then she changes her mind about moving after the landlord gives us the eviction notice.

So when I asked her to help me pay for the late rent, she made a huge deal about it and we got into a huge fight. Now she wants to move out, but she is on the lease. If she breaks the lease then I get evicted to. Many things are in her name in this apt. and I'm trying to figure out what my options are so that I can keep her here to follow out her lease agreement because I would never have gotten evicted if it wasn't for her saying she needed a bigger place for HER things.

Any advice would be helpful. I've never been in this situation before and don't know what to do about her.

My lease ended 2 months ago so paid extra for month to month. Ended up buying a house....so I tried calling for like a week and see what i needed to do to let the landlord know. Well by the time they got back to me a week later they told me they need it in writing 60 days prior to moving out. Well by the time they called me back to tell me this is was a 57 day notice. Now their making me pay 650 more bucks for another months rent. Does that sound shady?

I recently bought land from my mother. I put my camper on the land where there was already another guys trailer. I did a search at the court house to see if there was a lease by this person and did not find one, so i gave the guy thirty days written notice to vacate. Today i was charged with criminal trespass for putting a camper on the land. the man says he had a 99 year lease with my mother, but i have the deed and he could not supply the lease at the time .
