We hired a real estate agent(husbands friend) to sell our flat at a profit. We managed to find a buyer and signed the "Option to Purchase" agreement. We thought we made a profit of around 20K from our agreed price. Who knows there's what we call "accrued interest" that must be deducted from the proceeds of the sales and the interest amounted to 40K. This was not brought out by the agent until the property officer pointed it us. We are very frustrated with the whole thing. We wanted to pull out from the deal by discussing with the buyer. But buyer charges us aside from the option to purchase fee(which we agree to pay back) his agent's fee, 6K for delay and if we never show up for the completion of the option he will get a lawyer to sue us. I believe the buyer consulted our agent on steps to do. We are taken aback and delaying the time frame. Also, we informed the property officer to put a hold on the case upon telling her our argument. How can i pull out from this deal?

My husband and I are looking to buy our first home. We found one in a great location, 4 bedrooms, 1 and a half baths also with an in-ground pool. The house sits on about an acre of land. They are asking 92,500 for it, but I don't think it s worth that at all. Our agent told us to bid 82,400 but I was wondering how low is appropriate to go. It is bank owned, been on the market for about 4 months, needs all new carpeting (there is none, they ripped it all up) It also needs some patch work on the drywall, none of the bedrooms have doors, new kitchen cabinents, etc. Could anyone tell me what would be the right price to bid?

Our mortgage lender says the taxes and insurance are included in our loan. My realtor is gone on vacation. the other realtor in the office said we had to get insurance on the home before closing. Does my FHA loan cover all my insurance? the realtor said i need to get hazard insurance. Why would i need 2 insurances. She also said the insurance from our lender was title insurance...were 1st time buyers and im confussed. Does anyone know about FHA insurance and what kind of insurance i will have with them...our good faith says flood, hazard, etc. the realtor said oh that just means they are going to check to see if its in a flood area...I wish my realtor was here, but who is right...i dont wanna pay an insurance co if i already have it...can someone explain this to me...thanks

I had a tenant sign a lot lease(mobile home park) and pay the lot security deposit for a 3/15 move in. he was suppossed to contact me on the 14th to sign the lease on the actual mobile home and pay that security deposit and the first months rent. It is now 3 weeks since I have heard from him.. and i have someone else interested in renting that unit.. when can I re-rent it?

I paid 2000 when I moved into my apartment which is the equivalent of 2 months rent. Since Ive been here my dog has chewed up some of the woodwork and has soiled the carpet. what is a reasonable estimate of costs and will my apartment leasing office make me aware of each itemized cost,finally how long does it take to receive a refunded security deposit?

My landlord has just served notice and my partner and I will have to move out three weeks before our baby's due date. The landlord has not breached our contract in any way but I'm wondering if there is anything that may prevent him from doing this in light of our circumstances.

by june this year everyone selling a home has to fork out £400 to have an energy survey done (UK).my home is only six months old and everything about my home was included in the info when i bought it.do i still have to have a survey done,i know my home is 92% energy efficient.

recent interest rate rises and property value falls (in a specific area) have resulted in the rent collected being much less than the mortgage payments required. I am now struggling to make the payments. I have tried to re-mortgage but no one will take it on as it has fallen invalue and the current lender is offering significantly less based on current rental values. If I stop payments (it is a buy to let mortgage) and allow them to re-possess what will happen ? All ideas and thoughts gratefully recieved..

Would a 5 or 7 yr ARM make sense to lower the payments? Then it would be affordable...(I did the math..)..My question is...does this make sense in the long run..or rather in the 5-7 yr. run? I should mention that I will be retiring in about 6 yrs. I should also mention that it's near the ocean and will probably go way up in value.

A friend of mine lives in MI. Does he need to worry about criminal or legal problems. I think the bank sold the property but the sale probably would not have covered the full mortgage amount. How does he find out? What should he do? Is he in any trouble? He's scared to ask anyone. Please let me know how I can advise and help him!

I am considering getting a 3 bedroom condo in Santa Barbara with 3.5 baths, a dining room, kitchen,family room, and includes wash/dryer, refrigerator, basically all the kitchen ammenities. this condo also has security, a spa, and gym access. but i would need two rent out 2 rooms, what is a reasonable price to rent a couple of rooms that includes all access to condo ammenities, electricity/water, and cable? in santa barbara with close proximity to the ocean.

my landlord has issues with only certain tenets & i am one. I have not committed any crimes or anything to be evicted but she keeps sending me letters & lease violations because of my boyfriend staying overnight. When i moved here she told me the rules were no more than 14 overnight guest per month, she sent me some papers to sign saying the new rules were 14 nights per 12 months but no one else has recieved this. I have abided by the rules as i was originally told. Now she is taking pictures of his car when its here . He was here the other day while his car was in the shop & she saw him. She left a note on my neighbors door to call her. So she did, on her cell, on speaker phone from my apt . She asked her where my bf's car was and who kept my kids wed night when i was out. She told her she was gonna find his car no matter what. She then called my friend that lives at the same apt complex & was fishing for info as to whether she watched my kids that night.

I'm thinking of taking in a flatmate or lodger to help me pay the rent. I will have to ask my landlord for permission. Do they really have the right to refuse? I have a 3 bedroom house and its just me in it.

my land lord is trying to tell me either try and buy my house or find some place else to live. The house is falling in, the firnace is coming through the living room floor. the floor in the livingroom floor is sagging, so is the up stairs, there is some sort of white plant thing growing in the cawl space he calls a basement, in the laundryroom the floor is slanted, the water heater leans forward, if you spill something on the kitchen floor and go to get something to clean it up with, the spill has travled at least a foot and a half. oh and five and a half rooms are all on the same breaker. Please tell me who I can talk to about this mess. There is a lot more crap wrong, but my hands are tired.
