I had a tenant sign a lot lease(mobile home park) and pay the lot security deposit for a 3/15 move in. he was suppossed to contact me on the 14th to sign the lease on the actual mobile home and pay that security deposit and the first months rent. It is now 3 weeks since I have heard from him.. and i have someone else interested in renting that unit.. when can I re-rent it?

Write him a letter (if you have an address for him) and then you can rent to the other person. If you don't have an address call him. Has he already signed the lease? If so by him not paying the security deposit and first month's rent he was in breach of hte lease. If he had not signed the lease then you have no loyalty at all to him.

I'd think he has already backed out by not doing what was agreed, so you could go ahead and rent it. If he turns up, he could possibly make waves, but probably wouldn't win in any suit - in fact, YOU might be the one to end up collecting damages if anyone did. Good luck.

Note - I'm not a lawyer, so this isn't legal advice, just kind of common sense.
