I just bought a house and escrow closed this friday. The 72 hours the seller gets will be due this monday BUT she is not packed or has a place to stay and I haven't been contacted about making a rental agreement, neither has she provided me with a date where she will be. I don't know if my real estate agent is not doing her job well, but she doesn't seem to know either. Please, HELP!!!!!

I need to pay rent on the 24th but it will set me back because i am now going to have to find a place and pay for the deposit. also I am disabled but not on gov aid. I would like to pay weekly or only for utilities. i see no point to pay if my last payments have gone to the slot machines. what is the best thing to do here?

Back in mid-November we listed our house (in NJ) with Foxtons.

They did a market analysis and said we should start at $387. Then when we signed 3 weeks later they told us to start at $350 ... which we did.

Since we listed we had ONE person look at the house.

And every week my agent asks us to lower the price. But they're the ones who told us to start at the price we did. So 3 weeks ago we agreed to lower it by $25,000 ... now we're at $325.

We had an open house two weeks ago and long story short, they claim nobody came to the house. But we know for a fact that 2 people did come ... and the agent wasn't here ...he left 45 minutes early. We know this because my parents live 3 houses up and that's where we were during the open house.

And now we don't even have any signs up on the main road to direct people to our house. For some reason they took them after the open house. My agent claims they don't have anymore.

I'm so fed up with our agent ... suggestions please!!!

Ex husband and I were trying to work things out. We bought a house the begining of July 2006 the middle of July I found out he was molesting my daughter the end of July 2006 he was arrested and will spend the next 5 years in jail. The house was bought on stated income my credit with his income. The house is solely in my name. My realtor found someone he knew to take over the loan. The mortgage was $2271 month raising 3 kids on my own I couldn't afford it. So we did a quitclaim deed. I was told the loan had to stay in my name because on the original papers it said if I sold before 2 years then I would have a penalty. Now the house is being threatened to foreclosure. My realtor has told me that even though the loan is in my name the foreclosure will not affect me. How is this possible? So if the house does foreclose and it does not sell for what is owed who is responsible for the balance me or the people who took it over? Please help any advice would be helpful?

Just wondered if anyone could give me a rough guide to what the monthly mortgage payments would be on a property bought for £77,000?

I have no idea about these things, but my brother is hoping to buy a flat for £77,000 and I'm planning to help him out with his mortgage payments as he's currently in a relatively low paid job. On a standard mortgage, assuming there's not much available in the way of a deposit, maximum a few thousand I'd think, over 20-25 years, what would the monthly payments be (average)?

I want to move into an apartment with a friend but we are not sure about the cost. We wonder if we'd be able to afford it and still have money left over. We are also curious to know how much money we'd have to make in a job to afford it aswell. Also if it'd cost much more for pets, becuase I'm taking my cat with me. We also want to know if we'd have enough to actually eat food and not PB 'n J for every meal; have a car and such. To add on to everything, we'll be in our senior year of highschool. I can graduate early and also leave school early so I might be able to have a longer hour job. We're just curious to see if all our dreaming is a waste of time or if it's actually plausible. . .Thanks.

I have 2 kids and another on the way, and we live in Austin. I don't forsee making any more money in the next year, and the same with my wife. She will be going on maternity leave in April, which is when our first house payment would be due. The house we like is about where our max on a house is in cost. We are getting many complaints from our neighbors because my kids are kids and sometimes cannot stay quiet. I have considered just asking to break my lease because I cannot physically comply with the guidelines they have set. Also, with the additional child, we will not be in compliance with the Texas Apartment Association's guideline of no more than 4 occupants in a 2 bedroom apartments. If they do allow me to leave, is this the best time to purchase a house given the 2006 housing market increasing by 12%?

We have a large amount of equity in our current house.
We have no bills other than the mortgage on our current house.

Is a home equity loan to get to the 20% down payment and then a conventional loan on the investment property itself the best way to go?

Or is it best to finance the investment property itself rather than using the equity in the primary residence. We could finance 100% of the loan purchase price or do a secondary mortgage to come up with a 20% down payment.
