I am thinking of the buying a house, but after paying off mortgage, util. food, etc. I'll have about 200 dollars left at the end of the month for savings or emergency fund. Should I wait until I have save up a bigger down payment, so I'll pay less on the mortgage?

My pregnant sister just moved into a small rental house about 1 week ago. She recently noticed that smoke was coming from the gas water heater, and then noticed that the gas water heater was on fire (minor). The water heater is connected to a L.P. tank outside. She had to disconnect the gas line to prevent it from further damage. Now she has no hot water, and the temperature is about to drop for the week. How much time does the landlord have to fix the problem? Also, she is on a 6-month written lease. Thank you.

Is there any help that I hadn't thought of that will prevent my daughter and I from becoming homeless. I have become disabled and unable to work, and have unfortunately have sought out the assistance of the welfare system until my disabilty comes through, and have fallen behind in rent due to this fact. I have been turned down for help through hud and the welfare system will not approve me for shelter assistance because of the little money I am receiving from them cannot keep the rent paid. I do not have family to turn to for assistance. I cannot not get a loan anywhere and I have searched the web looking for some sort of help but with no luck. I am looking for advice on where to look for help in my situation, maybe there is something that I haven't thought of that maybe you will. I am not looking for a handout just a point in the right direction.

My husband and I just had a home built and we have already aprox 60,000.00 in equity in the home due to builder incentive upgrades. I would like to get some additional work done to the home so I was wondering what is the best way to go either refinancing or home equity.

IF my lease expires March 1st and I give a Vacate notice in Febuary can I do that since Febuary only has 28 days not 30? Or do I have to stay another month and give my notice in March

My landlord rented apartment for us for one year round, and now says we have to pay 2000$ per 4 months during summertime. 16 000 for four months!!! She can do this, 2000 per month for two bedrooms, what can we do now, we don't have money to pay for new apartment and deposit there!!!

The renter had left the house in bad shape. Most I chalk up to wear and tear--even though it was beyond wear and tear. I had a cleaning lady at $20 per hour, and she spent the total amount of 3.5 hours cleaning the bathroom. I feel I have the right to charge the tenant for 2 of those hours. The cleaning lady also spent 2 hours cleaning the oven--it was so dirty. I feel they should pay for all of this.

They also removed carpet without permission. I not asking them to pay for the carpet since it was old, but I do feel they should pay for the majority of the carpet installation which is $800.

Their dog also scratch up the back door, but I can't prove this.

Please let me know what is fair.

My mother has a house and in the event she passes away (God forbid) we don't want to deal with the probate- what's the best and cheapest way to avoid it? Transfer the deed to me currently or for her to draw a will naming me as the beneficiary for the house?
If so, how do I do any of those things ?

My husband and I want to prepare to apply for a home loan within the next 5 years. Currently we rent, my husband lived there 3 years before we got married and we have lived there married for 2 years. We've never been late on rent or bills. We don't like debt and thus don't carry any. Any large ticket items (i.e. laptop computer $2,500 and mattress $3,500) we pay in cash. I only have three department store credit cards (Banana Republic, Ann Taylor & VS) as far as credit goes. I pay any balance (I don't use them much) when due or before due date. The only financing my husband and I have done is paid off a 2002 truck in 2005 (after selling). What should we do in order to build up credit (or whatever is needed) in order to get a home loan in about 5 years or less?

Thanks in advance. We are planning on meeting with a realtor or loan officer to discuss in detail what they require.

I bought a house two years ago and have had problem after problem. I know the owners previous were aware, they lived in the house for 11 years, but I am not sure the law or if i can prove it. I read our contract for sale, and it seems to me i have a case, but can't afford to pursue unless i can win b/c we have over 20,000 in repairs necessary. Most expensive- leaky basement that is finished. It had to leak b/f it was finished, as we have not changed anything. 2 bathrooms with leaks that were fixed but subfloor and some beams rotted- one caused black mold (toxic). Mold in the upstairs ducts caused my baby and one cat to be sick a whole year until we had the ducts inspected and found it- b/c of a leaky compressor in the ac. Floors torn out and subfloors cut out and replaced. Ant infestation- more than I have ever seen- took arrow 6+ visits to get under control. How do i prove/can I prove they knew about it if they signed the disclosure saying there were not any of these issues?
