Suppose you rent out and depreciate your house for let's say 10-15 years, then move back into the house and live for 3 years (so that you would qualify for capital gain exemption), then sell it. What is the base (cost) you use to calculate capital gain? Do you use the after-depreciation figure as your base (which could be very low) even though it's not an income producing property anymore?

What should I look for in a seller's agent? I've only spoken with one and can't imagine others telling me anything different.

Don't they all have access to the same database of houses?

The agent I did speak with mentioned something about an 18 month "warranty" included if I decided to go with them. Didn't get the full details, but something to the effect that they will fix any plumbing, eletrical, etc issues at arrise in that time frame. I'm sure there's some kind of deductible... I've never heard of this type of warranty being provided by the agency.

I have lived in my flat for 9 months now. I receive and pay my gas bill regularly but I have never received a water bill or an electricity bill. I have phoned many companies several times and think I have found the companies who supply me but they say they do not supply me. Shall I give up trying to get the bills? Will I end up with massive bills in the future or will I never have to pay?

i am selling a 3 bed / 2 bath modular built in 1998 on 1.2 acres of land and i've already lowered it to $68,000 with me paying either the downpayment or the closing cost. at this price i cant believe it hasnt sold. it is in a good school district where the schools are small and still teach manners. i am baffeled
my friends are having similar issues with their big brick home which is 4 beds/3 baths on an acre which is down to $129,000

i cant believe there isnt a rush to indiana where living is affordable and jobs are available.

I was approached by a broker that told me that I can set up a system with him that requires me to refinance my house every 4 months and he shares the lenders rebate with me. I would have to refinance at a much higher interest rate and he will pay me $2500 cash every 4 months. Has anyone ever heard of this or has a deal with a broker that is similar to this. The only info I can find on this is something called a "Dual Loan Scam". Is this the same thing? Is it a scam?

House I'm in - 3 bed semi det cottage, very big garden (too big) no central heating, multifuel fire which heats water when lit, fuel & electric bill of £200 a month, £510 rent pcm, but its on a dangerous main road & is constantly noisy and not fenced - the children can easily escape if not supervised in the garden.

Possible other house in village - 3 bed semi det cottage, enclosed hedged & gated garden smaller than we have here but still big, only road nearby is a lane, possible friends nearby for eldest daugter, daughter wont have to change schools, garden safer for children, storage heaters, open fire, hideous decorating - the house is a rainbow & every room needs painting before moving in, bedroom ceiling looks like will fall down but has apparently always been like that and wont be fixed, & its £625 pcm.

Have 2 give a months notice here by 26th - friday - but the other landlord is away & the agent needs to know if they can wait a month for someone to move in...dilema! Help!

I entered into a lease on June 19 2006, my wife and I requested a copy of the lease on 18 January 2007. When we were given the lease I noticed that it had not been signed on 18 Jan. 2007 but had been back dated to Jan. 17 2007. I'm curious if this is legit or a foul. Further, the property manager we entered the lease agreement with has since been replaced, the lease is signed by the new manager and not the original. Is this kosher?

I am currently renting, but everyone keeps telling me that I am throwing my money away. I am a student, but hopefully within the next couple of years will be an R.N. My boyfriend thinks we should buy but I have had credit problems in the past (I do not owe anyone anymore). I just don't know where to start or who to talk to. We live in the Olympia, Wa area.
