ive bought a new flat and plan on renting out straight away, how do estate agents generally take their cut and can u recommend one in Gloucester area?

I work for a letting agents near b'ham and we charge the landlord a letting fee of £300 and then take 10% of the rent each month. We tend to take the letting fee from the first months rent or the landlord can pay it direct, then take our 10% when the rent is paid and forward the rest to yourself.

The way a real estate charges a landlord is if they do rent inspections etc they put their own prices on it I know that if they do a rent inspection they charge my landlord $120.00 and if they have to reinspect because of default they charge the tenant $32.00
