Hi

My mother (69yrs old working lpn) is refinancing her ARM with a fixed rate with Wells Fargo. When she refinance will she loose the equity in her home. She thinking about selling her home when she retires next year(Az or CA). Do you think its a good idea to refinance or sale. I'm worried for my mom please help.

P.S the bank told her the charge is 6000.00 to refinance.

ive been offered my council house for 50,000 and they say its worth 75 so they giving me a 25.000 discount-can anyone tell me. 1. will i be able to get the mortgage for more say 65000 to spend on improvements-would i need to pay a deposit - and how much would the monthly repayments be approx-please help if u can x

Hi, I've recently applied for a new rental apartment, and they said they would need to check my credit, and rental history of 2 years. Okay, so I applied thinking everything would be fine, I've been living at the same place for 5 years now. But then they called me, saying that my application was declined because I had 2 late payments back in 2002. I thought they only cared for the last 2 years. Now am I not gonna be able to apply anywhere else??

In other words - we are thinking of relocating to PA - and want to make this our LAST move..we are looking for a good family area, very modern, not old and run down, quaint as well with some mom and pop stores, nice street lighting, parks, good homeschooling, near cultural ammenities, i.e. theatre, museams, art, etc.with a good economy and alot of "bang for the buck" housing with acerage for horses - WOW!!! is that too much to ask for???

What would be the Process to suing my landlord? What would you have to do? Would a lawyer take a case like this? I live in a apartment building, there is only one way to get in and out of the apartment building. There used to be two post to hold on to. but one of them has been broken since August of 2006. The landlord come here all the time and dont fix it. He just leave it. Right now it is winter and there is alot of snow and ice at times, but it hard sometimes to walk up and down on these steps, and than one of the post missing, you dont have any support. If someone was to slip and fall , hurt there back or even broke a bone. Due to the negligance of the landlord. Could you sue him for pain and suffering and stuff? What would be the proper steps in filing a lawsuit? What are somethings I would need to prove my case and win? I live in New York

If so, would like to know your opinion about something. I plan to order something in the mail. If the UPS guy shows up and I"m not home, will he leave it at my doorstep or leave me a note saying that he came and that I need to pick up my package at the UPS office? Because I rather leave a note saying that I want to pick up my package at their office. Anyone have the same experience?

Our home inspection (which was in the contract) found some safety issues with the existing aluminum wiring in the house. We proceeded to request that repairs be done by the seller by a "licensed electrical contractor", and they signed off on it.

In the city and state the house is located it is required by law to obtain a permit for the work. I was told the work was done, but no one has recieved proof yet and when I called the city they said no permit had been requested for that address.

Now I am being told by my attorney that because my realtor and I did not specifically ask that a permit be obtained in writing that I cannot refuse to close because of the lack of permit on the electrical work.

I do not understand how the city and state legally requires a permit but the seller and contractor can neglect to get one and yet I'm still obligated to buy the house with non-permit work done!

If I am forced into this, will that cause problems for me once I am the owner?

I have been living in the house for 13 years and paying all the property taxes on it. The house is in my uncles name and he wants to just give it to me. Is this possible? And what do I need to do? There are no liens on the house and the property taxes are paid in full. He hasnt lived in the house for 25 years but has been letting me live in it, with the understanding that I pay the taxes and take care of all maintenance.

my husband and I make about $52,000 a year have good credit, and we're not severally in debt. We are looking at home that is around $90,000. We can probably put about 5-7% down, and property taxes are around $2000/year. Should we have a problem getting a loan, and does anyone know how much a monthly payment would be including property taxes and insurance.
