in georgia what is a LOW bid on a new construction house. we figured $1.55 to $ 1.85 per sq. foot. anyone have suggestions. that is with homeowners furnishing materials.

I have a duplex in Los Angeles California which is a rent control city and one of my tenants there are so unsanitary. there unit is full of junk, smell so so so bad and its really dirty it looks as if they have never cleaned the place since they moved in 5 years ago. they also have 2 dogs that live with them. i want to call the department of health on them but i am concerned that it might come back at me since i am the owner and this city being a rent control city i cant just simply ask them to leave. has anyone had this problem or heard of something like this and if so did the health department fine the tenant or the owner.

I'm currently going to my first year in a business college and I'd like to know what route would be best for investing in real estate. I want to maybe start a firm where I buy, fix and sell houses (much like most of those TV shows like "Flip this house"). I'm currently leaning towards a degree in accounting but I really don't know much about the finance aspect that would be involved with investing. I understand that marketing would be involved, but I'm really good with numbers, so I'm thinking I'll delegate the marketing and advertising aspect to someone else. Any advice on he best background to have for investing?

I saw on tv, a real estate guy sold a malibu house for almost two million and he got $173,000 for commission. He showed it too a friend for two showings and some paper work...how did the realestate percentage get set at current rates??? I will never get it. Rick

I am looking for a building to open up a bar/club. The seller of the building has the option to either lease or purchase. I was hoping to set up a 'lease with the intent to purchase' agreement. If the selling price of the building is $250,000, what is a reasonable lease cost? Who pays for improvents to convert the interior and exterior? Who pays property taxes and insurance on the building? Should I receive discounts for permanent improvements I make to the building (such as adding bathrooms, bar, DJ booth)? Is it going to be difficult to get permits, if I don't own the building? What are some website or sources for 'lease to purchase' contracts? And on top of it all, the building might be historic and reside in an 'Empire Zone' (New York Sate's draft enterprize zone, for tax breaks to attract businesses). Any help or advice would be highly appreciated! Thanks.

We live in southern California but the housing here is still quite unaffordable. We are thinking about investing a house in another state. Because we're not going to live there, it doesn't really matter too much where it is. Instead, it is more important that the price appreciation is gonna be good in the next few years. payment is now around 1200 a month. I am assuming that the payment amount is based on the principle and interest at the current time, so that if I make a one time payment towards principle of x amount it should make the current principle that I am making payments on lower, thus lowering the amount of money due over the same number of periods...is this correct

I hear all this talk about not using your own $$ or credit to buy homes, fix them up and sell them, my credit is CRAp literally, but if theres away around that I would love a piece of this real estate wealth pie. My husband is a contractor and he knows how to fix places up, it purchasing power we lack...any "secrets" ...PS I heard something about using the SBA and business credit, is that an option?
