My advertised property description is fraudulent and my real estate agent and his company will not change it. I have a contract that states I will sell 200' of lakefront property and the listing says 400'. Even though I have verbally reminded the agent many times and emailed him, he has not changed the internet listing and continues to tell potential buyers this falsehood. The company tells me that I have to report this to the real estate board and might have to testify at the hearing and that is all they can do. Why is he doing this?

I am asking because this house we want to buy just went down in price and I dont want anyone to buy it out from under us, but I am waiting on taxes to make my offer so I can put down my $500 earnest deposit. Are there ways to deal with the seller, such as us letting her know that we are using tax money to put down the deposit and asking her to not cash the check right away? Geez just saying it, it sounds bad. Any advice?

I'm looking at buying my second home in COLORADO. I'm thinking about renting my current home, getting an interest only loan on a 2nd home.Build up equity then sale it. Moving into the new home renting out my current home or vis versa . Fix up the newone if need be. Then flip it. I've heard I can create an LLC company to cover my rear. I was told if I create this business and go under (house that I purchase forecloses or I cant afford to pay it) I wont lose the house I already own/garnish wages. Can someone elaborate on this and also if anyone can inform me where to get started with creating my own business (Online and not through some program that cost more then the application itself. ) if not online other options are fine. In addition I would like to ask if ANYONE has ever tried this? Please, lay down some stumbling points I may overlook. After getting my LLC what is the next step to get everything done so I can concentrate on making money buy selling and buying houses?

My real estate contract expired on January 15, 2007 (mis-written on the contract as 2006) Yesterday I saw a local weekly newspaper dated January 24, 2007 and there is a picture and description of my house included in the company's full page ad. As of yesterday, they have not removed their "For Sale" sign from my front yard but the internet listing is gone. Should I be concerned?

I am considering applying for a home equity loan. In order to get the money I need, my house would need to be assessed at a higher value than it currently is because I have very little equity in the house. However, I have made many major capital improvements, so this won't be a problem. If the bank's assessor assesses the property at a higher value, will my house be subject to higher property taxes? I live in NY, so the property taxes are the highest in the country, and this would be a major problem.

I have considered and researched other alternatives to a home equity loan, so I just need to find the answer to this question. I can't seem to find it on the Internet, and I have asked two mortgage people...and they don't even know.

My wife and I are going to divorce in 60-90 days. She is still living in the house with me. She wants to purchase a spefic house to move out now, which is probably best for both of us. Her realtor has told her that the only way to get the loan/house now is for me to sign. Not because of credit problems, but merely because of our marriage. The realtor told her that I could sign a Quick Deed on the house and relinquish my interst/responsibilities after the divorce. Would this relinquish ALL of my responsibilities and liabilities concerning the house and the loan? Thanks in advance for your help.

I am currently looking for a place in london, and most of them are 6 month minimum rent contract. This does not suit me, so is there any way I can go around this?
e.g. after couple of months have someone else move in instead of me for the remaining period, or something like that?
If this is possible, how do I go about changing existing/making new
contract?
I am new to London, so sorry for stupid question, but I am really kinda of confused :)

If the appraisal comes in lower than the asking price of the seller. I know that the lender has the option and probably will regect the loan but is there anything that can be done so that we get this house?

As my landlord is selling his flat and we don't know if the new landlord will want to keep us tennants on so I am keepin my options open... I seen a flat last night and its OK, it's not as nice as the one I'm in now but it's nice, and it's more spacious.. The room I would have isnt as big as my current but its a decent size with plenty of storage. And the girl that lives there is really really cool and she has a little dog, and I love dogs :D and I think me and the girl would really get on, we're kinda into the same things and we'd have a laugh plus it would only be us in the flat so no over crowding as there is 3/4 of us in my current flat and it's really small and it feels a bit over crowded some times! I'm not 100% sure of what to do though, Should I just give my notice in today and just go for it? It's roughly the same price and the area is nicer!

the small house sits on its own property. The bank had it listed for sale separatly from the business we bought, even tho the utilities are attached to our business. We bought the entire property out of foreclosure, so the bank tossed in the small house. It is not listed as separate property in the paperwork. We now want to sell the small house and apply the money to our business. The bank doesnt seem to want to let us do that, they avoid the issues..They knew we wanted to sell it from the beginning, but now, act like its up to them.. We want to know if we have the right to sell this property anyway. And does all the money HAVE to be applied to the property ..thanks...

I'm trying to find good QUICK clean ideas, keep in mind I've been trying to make rent all month with ebay etc and all that's done is cost me a fortune in listing fees :0( All it takes is a hundred here hundred there... but not even a paycheck can save me now.

What have you done in a pinch that really worked?

I saw a girl (a student) at school picking out cans from the trash cans... my can collect is worth a whopping 5.00$ I've got 900$ to go.

Our lease is up in September. We live in a 2 bedroom apartment with just 2 of us, but he aquired His 2 teen age kids {moms don't want the teenagers any more, hard to handle} and I have a daughter getting out of school in March to come and live with Mom until she gets on her feet. they will give you a small amount of money for the house., are you still responsible for any payments on that house. Or will the person that buys the house will pay what is owed to the bank. Please answer as soon as possible.

I am planning on installing central air in my house in Denver this summer. It is a small all-brick house built in the 1940's. Some of the homes in the neighborhood have central air and others do not. The approximate value is $260,000. What kind of return on my investment can I get by adding air conditioning? i.e. when I sell the house, what percentage of the cost of installing the air will I recover?

'Unmotivated seller' -- okay -- but, why would somebody go to the hassle of listing their house if they were quite so unmotivated?

'Overpriced' -- don't estate agents at least try to get their clients to settle on reasonable asking prices?

Etc, etc.
