You do not need to purchase leads. What you need is different for who you are, what your style is, and the area you live in. In the state that I was living in, the best way was through newspapers, a very simple and small ad. But where I am now, I talk to everyone about what I do, teachers, other parents, banks, and Realtors. Another thing you can do is to e-mail or approach For Sale By Owners. and you can also try going to a few open houses and leaving your card. It all depends on your personal comfort level.

Seeing as the foreclosure rates are at an all time high and the majority of Americans are up to their eyeballs in debt, maybe you should find another line of work.
Either that or advertise a fake house for sale, and when people call you about it ask them if they want a great rate on a mortgage.

I financed the down-payment for the business I bought a year and a half ago with a HELC and have continued to use it to purchase new equipment for the plant.
Standard leasing rates are about 10%, home equity is much lower.
Try hitting on small business owners who may have a need to invest in new technology.

Call your old clients and ask them if they know anyone. You've already est. a business relationship with old clients, and hopefully served them well. It's worth a try.

Call your title company for leads. You can also buy leads from transunion, equifax or experian, or lendingtree. Get in with a realtor who can refer you business.

I would schmooze some real estate salesmen for referrals. Commissions help with this of course.
