An extremely tight, dark, gritty, 1-BR apt is not good housing for my daughter who recently underwent a heart transplant. How can I rent, at very low cost, a(cannot buy) bright, cheery, home for us? Your answer can help change our lives for the better!

On 5th Dec 06, I entered sales agreement to purchase home in Illinois, closing date of Feb 23. I paid earnest money of $3.5k. One contingency of the contract is that I must receive firm commitment on loan, which I do not have yet. I have had a couple of extensions to this given that the loan process has been lengthy (the seller agreed to these extensions).

However, after review of finances, I am now concerned re. my ability to meet financial obligations of the loan, initially (closing costs) and ongoing mortgage payments. Given that closing date is nearing, do I have a way to cancel this contract without any penalty ie. being sued. I realise that I will most likely lose the earnest money but want to avoid any further penalties and / or being sued by the seller.

I've been on a month to month basis with my landlord for about a year or so. She wants us to move out in 60 days because of personal reasons. Are we obligated to pay her rent for those two months? Also, she came with somebody to look at the house because she might want to sell it. Based on that one walk through, she has told me that she is keeping my $1000 deposit because of damage to the paint, carpet and a light fixture that broke. We would have replaced the fixture. The paint damage is normal wear and tear after 3 years, and we had planned to get a professional place to steam clean the carpet. Doesn't she have to provide us with an itemized list of how our security deposit is being used based on the cost of the repairs she will make? Also, she never kept up the house while we were here, and often would not fix things we told her were wrong. We went over a week in the summer wihtout AC waiting on her to send somebody to fix it. I just want to know what my rights are. Thx.

My house has been on the market for 6 months with no offers. The prices are falling in our town and I've cut the asking price several times but the competition seem to be cutting their prices even faster. My realtor's listing expired and now I'm trying to decide whether to re-list with the same realtor or use someone else. When I hired this realtor I put the commission at 5 percent instead of the standard 6. She said she would accept this but since then she has repeatedly told me the house is not selling becuase the buyers' realtors are put off by the 5 percent (of which they get 2.5 percent). She supposedly put on a special bonus for seller's agents--I never saw proof that she did---but no results from that. Now she is saying if I re-list with her I should put the comission at 6 percent. I am thinking of canning her instead. It just seems she has a conflict of interest in giving this bit of advice and I don't trust her. What should I do??

im a single mum living in a private rented accom in the UK, recieving housing benefit. when i moved into my home i had to pay a deposit and a months rent in advance which i had to find myself. I am now moving into another private rented place in less than a month. i am working on ensuring i get my deposit back and cant work my head around the month in advance part - do i cancel the payment to landlord and keep the last payment or do i count my losses? i need the money for my next place which requires both these in advance so im confused as what i will have to do. Any advice on this matter will be much appreciated. Thank you.

I am found of the houses that has a a lot of floors, i mean a tower or somthing like that which has a 2bed room & 1 kitchen & 1 main room(Hall). In that house i need to have a TV at least.. How can i have that kind of house or a house of my own plzzz plzz pzlzzz Help me..... Thnx a lot..

I have not had my house valued for around 12 years, I do not want to ask an estate agent as I am not selling. What would be the best way to value. The house is not like any of my neighbours so I can't compare.

Ok so I have someone living in a house I own. They have a year lease which is up Feb 1st.
She has had a roomate living there and this is all known about and I have not minded as rent has been paid on time etc. Problems started this month. Rent did not come and when I called she said she mailed it. It did not come so I went to the house and some guy was there. He said he paid his share (cash) to her and did not understand why I did not get anything in the mail. Then the tenant (on lease) paid me all cash after a couple days so it was all caught up, no problem.
I do have a problem with this guy as he has moved into one of the rooms and now that I am trying to sell the house he has refused entry for showings and today had the room locked (for another showing) I have been giving notices to her (lesee) before showing. How do I get him out? 3 day notice to fix (to her, based on viloating the lease) 30 day notice? I don't mind the one girl she has but this guy is a problem

A few years ago I bought an investment property for $11k in a nice neighborhood, so the county assessed it at $52k, even though it is not habitable yet. I have been wanting to go into business for myself for a while now and was wondering if I tried to use that house as collateral for a business loan, would i get $52k worth of cash for it? I know the bank has the property evaluated, but does the evaluation differ much from the county assessment? It is a brick house in a nice area, so from the outside it looks fine, but the inside needs MAJOR work. I'm in another state now, so can I have them just check out the outside the house and give me an appraisal that way? Any info you can give me on this would be great!

has still not repaired it because he wont spend the money on a new tank, and he is not insured on the tank. i have 4 kids, the house is upside down, and my partner and i have been sleeping on an air bed in the hall. we are 3 months into the tenancy agreement, and wondered what rights i have on this matter. i feel like cancelling my rent payments.
