I am a renter, my gas bill is over $1,000 and it is because my landlord did not cover the swamp cooler or close the opening to it. I didn't even know this until a few weeks ago. I had been trying to heat the home only to have all the heat escape from these openings. I mentioned the lack of heat to him before and he told me that because it's a big house it would take longer to fully heat. Is there anything I can do about this?

I have a friend who rents a nice house in Venice Ca, a section of Los Angeles. She has been there 3 years now. The land lord has not registered the house with the housing dept. As far as I know houses don't have to be registered? But here is the thing: there are two houses on the one lot. She lives in the original house another house was added with no permits. It is also being rented out.
So is it a duplex? Is it qualifying as a property that must be registered and therefore inspected for flaws ? (like twice a year). The landlord is soo neglectful ie no smoke alarms, chipping paint everywhere, no light to the back stairs (also no rail on the stairs and it is very slippery when wet) ...on and on. The tenant is afraid if she complains he will jack her rent way up and then evict cause the property is not under any city regulations including rent control. The rent control only allows 3% increase per year. Her increases are a lot more every year. It is all so 'wild west' over there.

I let one woman rent the house and her maid starting to speak many lies information about my personal details like the properties not really belong to my mom but to me so that means I lie about the ownerships of the things. It doesnt effect much because I have the documents to show the facts but what could annoy me is that she spread the lies and something could related to my business....I told her once already that I will sue her if she still continue the bullshit. Anyone has any idea how should I deal with this situation. Nice suggestion are welcome. Thank you in advance.

I am looking to buy a condo in Brooklyn or Queens within the next couple of years. My boyfriend and I have a combined income of about 150K a year. How much would we need to save for a down payment and closing costs. We are looking to have a mortgage that is around $1500 which is a little less than what we spend now for rent.

I don't even know what we can and cannot afford to look into. Also does being legally married have any impact on buying a home for the first time? I am also a minority, are they any programs that help first time home buyers with any costs?

Any info would be great :)

I just heard on the news (Fox 5) that the housing sale slump is over. Supposedly, Nov and Dec last year was showing increases in sales and that they expect sales to pickup again.

Is this true? What do you think?

My friend is a little mentally challenged he was married to this women who took care of all the business in their home she decided that she wasnt happy anymore and left him he can not read to well and missed some very important papers about his home which he has lived in since he was18 he is now 58 anyways his home was supposed to be sold at the auction on Monday i f he would of showed me the papers earlier I probably could of saved his house by filing for chapter13 bankruptcy but he didnt know so neither did I but now Im worried will they change the locks on his home and not let him get his belongings out. Do they give you a time limit to get out or what?

I often watch tv programs about flipping houses.. Flip this house and property ladder on TLC are among my favortites.. Are these programes exagerated or do people actually make that kind of money?? And also where can you find a list of foreclosed homes in ontario??

I was just doing a so called friend a favor to rent a room in my house for a short time that has become over a year. Now she has reached a decision that the house needs some repairs, so she called city for a inspection. She has refused to pay rent for 1.5 months, and says she can't be evicted for this reason. All the repairs that need to be done has no connection to her 1 room she rents. What is the procedure for eviction?

I owe one house already which I have rented out for 6 months while ive lived at my g/fs which she rents....now we want to move and buy a house without selling my first house as i like the rental investment...Does the rental income from my first house help me qualify for my second mortgage?? A: Sell house & use equity to put a down payment on a fix & flip.
B: Rent house,get an equity loan & put a down payment on a fix & flip.

The market is tough so I accepted an offer that I now regret. I determined that I can afford to make payments on both homes until the housing market recovers a bit. I'm guessing I could get an additional 30-50k for my home if I wait.

I noticed that foreclosures are listed at a relatively low price. I understand that the lender usually asks for the remaining balance of the loan, but do the houses actually sell for such a low price?

Hi,

Been looking to move out for a while..I am quite financially sound, have a fair chunk in savings and in a steady job. I've not lived away from home before, but hate the idea of renting and paying someone elses mortgage ;) But I am not sure what the sensible thing is to do and would like someone more experienced opinion. Any help would be appreciated :)
