Are there any differences in regards to the usual tenant/landlord relationship? Is there a website hooking up people looking for home office space to people offering it? What are the guidelines for fair pricing?

I want to buy a house in a new city where I have not secured a job yet. If I buy a house as a first time buyer, get a mortgage as such, and then do not move to the city and convert this into a rental is this legal?

I'm currently studing real estate at my college and i have been so ambitious to start investing in real estate. My current problem is how to get started if i have no money to start. I get about $1000 a month from my mother for rent, food, etc. I need enough money to purchase a rehab house, fix it up, and then put it back on the market to make a profit. But how if im 19 with no job and a small monthly income?

I am about to make my first purchase of a house. I have 2 roommates - 1 will be paying rent to me, and the other will be "buying in" on the house. I was wondering if anyone knows the ins and outs of equity. Is it possible to cosign and split our assets when the house is eventually paid off? Any help would be greatly appreciated.

I have started to rent a room out to someone, I am looking for any input to help me decide what are fair boundaries. I am looking for any ideas from anyone who rents rooms. For example is it fair to ask them to be in at a certain hour as to not disturb your sleep? Is it fair to ask them to tell you the exact days they will not be there and expect them to follow thru with that? Etc... Any info would be appreciated. I really want it to work, but I also want it to be somewhat stress free.

i'm nearing the end of myprepayment peanalty,i'm thinking of refi the house to a fix mortgage and take some money out.also pay some student loans.how does this add up.i have a 150k equity sitting on my house since we bought it 2 years ago.does my payment go up or about the same.need your professional opinion on this one.i had avoided refinancing my house due to the prepayment around 15k.

My sister is single and makes about 35k per year. She applied for a 35k loan to buy and move a house to her property. The house (in good condition) was to be sold for 20k or be torn down for a building project. The remaining 15k was to be used for the house foundation & to move the house.

She had great credit until about 3 years ago when she had an accident and had some trouble paying 3 particular bills. She paid off 2 of the bills but still has 4 payments left on one of them. Other than that, she owns her car, her 37 acres of land will be paid off in 6 months, and she owns the trailer she's been living in temporarily on her land.

She applied for the 35k loan & was turned down, mainly, they said, because of that one outstanding debt which is only about $1200. Does this sound right? We were all shocked when she was turned down. I know of people who've declared bankruptcy and still got house loans. What's the deal? And any advice on what she can do? Thanks

My daughter was sent a letter from the apartment management saying her lease was up the end of February. Since this was the second apartment she had leased there, she just assumed they were correct. She has since made arrangements to move, and went in to give her notice. They then told her the letter was a mistake, her lease is not actually up until July. She is now in the position of loosing a lot of money between the new place she has put money down on and the old place saying she will have to pay a lot of money to get out of the contract.

My question is, has the apartment management canceled the lease agreement with their letter telling her that her lease was up the end of February? Is she liable for the thousands of dollars they said they would charge her if she moves out now?

MY MOM & I PURCHASED A HOUSE, BUT DUE TO LACK OF CREDIT WE HAD SOMEONE ELSE'S NAME ON IT. THE ORIGINAL PRICE OF THE HOUSE WAS $180,000.00 AND THE VALUE IS $495,000.00 WE HAVE MADE PAYMENTS ON IT FOR 7 YRS. WELL NOW THE PERSON WE HAD HELP US WANTS TO SELL THE HOUSE, OR GET IT OUT OF HIS NAME. BUT TOLD US THAT WE WOULD ONLY BE ENTITLED TO APPROXIMATLEY $35,000.00. THERE IS NO PAPER WORK THAT SAYS WE ARE OWNERS. SO BASICALY WE ARE SCREWED. IS THERE ANYONE THAT CAN ASSIST ME ON WHAT I CAN DO TO RECOVER MY MONEY THAT THIS PERSON IS SCAMING FROM ME.

It has never been remodeled, and there are several in town like it.From first look you would think it was an apartment. Several people have told us that is the was just the way they built them, however the why is driving me nuts!!

We are 6 months behind on our morgage, which is $1,100 a month. I am a single parent who is a full time student, my dad lives with me and we live off his $3,000 a month. I recently got divorsed and the house was left to me. I tried to get my morgage company to work with me when I was behind 2 months, but they wouldn't. I was willing to pay off what we owed in payments, but they would only accept the full amount, which I just couldnt do and thats how I got into this whole mess. We cannot afford the house anymore and I really don't want to mess up my credit with a foreclosure. I have looked into some places who will buy your house from you with the offer they make to you, but I don't know if I should do that. Should I try to sell my house by myself? I cannot afford a agent to sell it for me and I also need to sell it fast. My ex-husband had kept the letters from the morgage company from me and I didn't know that we had until the end of febuary until my house goes up for auction. Help!

I have signed a lease for a 2 bedroom apartment with a friend of mine, but my friend is bipolar, and moving to the city just made him worse. He's hurt himself and has threatened to even jump off the roof of the building, which really, really scares and worries me.

I suggested to him that he should move back to his hometown where its a little quieter. I would need to move out as well because I could not afford to live there alone. But we have 6 months left on the lease and we gave our 2 months notice(with people to replace us). We did have friends that were willing to take the apartment but backed out at the last minute.. Weve been putting ads up everywhere we could but have had no luck so far(Ive tried to put ads online, but it costs money that we dont have right now, so if you know any sites that are free, specifically for Toronto, that would be helpful). I am worried about my credit also, I hope that it doesn't get affected by this.

How long does it take to get your credit score to at least a 600 after purchasing your home?
Can you get a loan on your home, or refinance right after purchase if not whats the minimum wait?
Is it easier to get approved for a home when you tell them you want to rent it out?
