I have not had my house valued for around 12 years, I do not want to ask an estate agent as I am not selling. What would be the best way to value. The house is not like any of my neighbours so I can't compare.

this site may be of use just type in your post code and it will give you the value of all houses sold since 2000

You do not have to commit to selling, just because you ask an estate agent to value your property.

Estate agents are by far the best people to ask - talk to three or four in your area to get a good spread of valuations.

Asking an estate agent puts you under no obligation to sell, and they are the best judge of all the local factors that affect sales prices.

ask an estate agent and then Say you have changed your mind....they won,t arrest you for it...or check out one of the many agents websites and just put your postcode in to get an idea of what similar properties have gone for

Check on the Land Registry website what houses in your area have been selling for recently.
