Renting & Real Estate - October 2006

I was renting a house and got the oil tank filled up before the winter rush...but a week later I moved out because I discovered the house had a flea infestation (and many other bug problems...). I was not obligated to leave a re-rent levy but since i felt bad i did leave a cheque to the owner. I also figured that since i was moving out, the owner would pay for the furnace oil since they would obviously be using it and not me. The bill got sent to me...what should i do ?

Suppose you have to be making atleast $1600/month in order to get that apartment. If you tell them you have a roommate, will they combine how much both y'all make to be atleast $1600 & let you get the apartment, if making $1600/month was the only factor.

I have found a neighborhood with new homes being built that I love. I know at this time they do not have a lot of new buyers. I like a one floor plain that is right in my price range. But I like a higher price elevation. It is $5000 more. I cant add any more to the cost of the home. This is a buyers markets and there are alot more home to be sold even outside of this neighbrhood.

My parents built a house eight years ago on property they already owned and have deeds to. However, following my father's death, we have not been able to locate a deed to the house itself. I have called the county courthouse; they have records of the property and house for tax purposes, but no deed to the house on file. They paid cash for the house, so there was no involvement of banks or other finanical institutions.

Myself and 3 friends (at the time we were friends) signed a one-year lease agreement in California. During this time, my ex-best friend's boyfriend has shown violent, angry tendencies (cursing at everyone, breaking chairs, desks, brooms, etc and issuing graphic threats)...this guy's father has even tried extorting me for the full payment of car repairs that he didn't finish. I ended up getting my stepfather involved (he is a cop and told the guy to stop trying to threaten me for more money)...my roommate's did nothing about this situation, just let the guy say whatever he wanted to me.

My ex-best friend also has a mixed-Lab 7 month old dog who is out of control. He tries to bite and scratch me as a way of playing, and no one tries controlling him. He jumps all over (probably causes scratches) to my car when I pull in the driveway and they just "look" instead of getting the stupid animal away from me.

Is there ANY way I can get off of this stupid lease without being penalized?!?

I was interested in buying ranch and I recieved the contract by FedEx. So I went ahead and sent the earnest money check BUT had sent the contract. So I called the realter telling him that I sent the check and have not gotten a response for 5 days already. Is there any way I can get back my money even though I have not sent the contract and the realter won't return my calls or messages?

My credit scores from 3 bureaus average just over 800. I am looking for a house in the Vancouver-WA area. Can anyone advice me on the best source for securing a loan (I plan on putting 20% down; mortgage required ~$250,000) as well as a desired interest rate? Also, is it preferable to wait a few months (i.e. are housing prices likely to drop)? My realter suggest I buy something now since he thinks prices will continue to go up. thanks.

I have an easement on part of this property that is being sold to some developers. The developers will not finalize the deal unless i sign off on the easement. So I need to know how much i should ask for compensation if i were to sign off my rights to the easement.

We recieved a notice from the landlord that we owed him over $1000 for repairs (carpet, ice bin, etc) that he made 3 months after we moved out. WE lived in this place for over 3 years, and it was not new or renovated before we moved in. When we moved out, the landlords wife told us that the carpet problems and paint, were part of normal wear and tear, and not to worry about them. then, 3 months later, we get the "bill", so to speak. I would say that the condo we lived in was at least 20 years old, and well worn. what are my options? does anyone have any advise?

Am I going to be dealing with a lot of maintenance issues and people not paying rent? Or is it a good investment that could provide me with a lot of cash flow for the rest of my life. My idea is to start slowly buying properties one by one and renting them out with positive cash flow and give years for the properties to appreciate as well.

We have rented this old house for a a year and a half. My mom recently came to visit and got bit all over by bed bugs. In Feb. we bought brand new couches and the bugs have laid eggs on them and we found them hiding in the couches so I think they have been there a while. We told the Landlord and he said it is not his problem to take care of. I thought landlords were supposed to pay for those types of things. Does anoyone know?
