Average sale price for single family home in Fairfield County this year 2006 is $860,956. Last year it was $829,437. Despite an increase in Average sale price--fewer homes are selling. Last year there were 8,507 single family sales and this year only 6,767 have sold. With such little time left until the end of the year, I am certain that # of sales will be down and with longer days on market. Days on market is slightly longer--106 days this year as opposed to 97 days last year. Fairfield County is a large county and average sale price, days on market, and # of sales vary town to town. I just checked out some staewide statistics that I have on hand.....The average median price of a home for 2006 vs this time 2005 is up 2.84% now and that was for the data ending 09/2006......Which means these are houses that went to contract sometime in July. Since then I have seen major price reductions in homes as the market has become saturated with people trying to make money before the market declines any further so I would suspect that the market the percentage difference between 2006 and 2005 would be roughly 10% or so based on nationwide numbers. I wouold suggest that you contact a local Realtor and they should be able to tell you the trends that they are seeing in Fairfield county.

You might need to do some homework to find out. Go online and search real estate sites in the Fairfield County area -- grab 20-30 listings, note the price of each, and then compute the average price (= sum of all prices / number of listings). That number may be close to the value you're looking for.
