I would like to know this because I am thinking of getting licensed and I dont have the money to get started once I am licensed. Any suggestions? I have money for the required course and licensing but not for the start up cost like advertising,mailers,signs,business cards,websites etc.

I have some money saved from 9 years , verry hard but I did it now I`m tryng to buy a prefort or fortcloussure that way I can save some and repair if I have to,I`m not a rich people I just trying to avoid bank loans because my credit is not really good . please help me thanks!!

My 2175 sq,. ft. condo has been on the market since mid May. I had it very competively priced at $499,900, (for my area) It is in tip-top shape. Because of the market softening, I just lowered it $10,000, and still no offers, however, I do get people looking at it on an average of 1 or 2 people a week, I do not get any negative feedback either?? A business assoc. told me to take the unit off of the market for about 1 week, to re-list it, and to list it at a even higher price that what I originally had it listed for?? He said this is the principals/strategy of sales. What do you think? P.S. I would like to add, that nothing in my price range has been moving all Summer either. I really could list it as a new listing because we are moving out in 10 days, and now the unit will be shown empty. HELP??

or less, or any time before lease is up . . that they would have to go to court if you didn't actually get out by then.

BUT, . . .If you gave notice that you want month to month, and they acted like they didn't receive it and then you went in and got a copy of your notice stating this with their signature on it, . . acting as if there is NO disagreement of this. . . .Then, . . 3 days later . . because they are having a hard time repairing your leaky roof-ceiling. . . . They tell YOU (as if it's your problem) that you need to move in 30 days because they need to really work on the roof . . .?
Isn't that illegal? At least unethical? Definitely inconsiderate! 'Cause it is an expense and inconvenience to
move. And he said it like he was mad at me. "Start lookin'" as if, start lookin' for another place. At first he didn't quite have the guts to be specific and he said "look at other buildings" as if, another unit in the same complex, then when I said, " oh in this complex?"

I don't have good credit, but most of it comes from late payments that are over a year old... I'm planning on moving soon and I will be moving in with two people who are already living in the apartment I will be moving into. Does their establised residence there help me out?

How do I evict a tenant who has trashed the premises? e.g. junk cars, garbage, 16" high lawns, oil soaked soil, etc.. He has paid the rent so far, but just gave me notice. His rent is due 8-21-2006, but I doubt I'll see it.

Total I brought the house for 87000 and I owe about 85000 total between the two mortgages. First mortgage has an itnerest rate of 9.5% and the 2nd is about 12%. Is this a good time to refinance. In total I am paying between 750-800 a month (not including taxes or homeowners insurance) should I refinance.

I found a house I like. It needs work and the realtor is telling me it's in preforeclosure. What does that mean? If I decide I want to buy it, what kind of offer am I supposed to make? Can I offer very little or will they reject my offer and feel insulted? I want to get a good deal and make it worth my while in having to do all the repairs. How do you determine a price?

Hi,
I hope I'm posting this in the right place. I recently phoned my landlord to come fix the pipe that my washer drains into(goes into the basement floor). It was draining too slow, causing water to overflow during the rinse cyle. They sent me a bill for $55. I live in Illinois and have lived in my apartment for 2 years. I consider this wear and tear. The invoice says the problem was caused by lint. It not like a drained something down there that didn't belong.

Am I responsible for this bill or is my landlord just trying to pull a fast one. Thanks in advance! If anyone could point me to a law or something I can print out to show them I will be so thankful!

I was wondering if it was possible for me to force my apartment manager to pay for my doctor bills now that I'm suffering from mold.

I know that I'm allergic to mold and before the new neighbors upstairs moved in I was fine. But now that they use their washer everyday I've noticed water damage behind the washer. I know that this indicats that there is a possiblity of mold back there...but everytime I'm near that room I can't stop sneezing.

Since the water damage appeard I can't breath, I've been having problems hearing.

This was the reason I moved from my last place and I can't handle the mold.

Is there anyway I can get them to pay for any doctor visits I need now due to the water damage and mold?

My tenant (who was also my friend) paid his rent of $1200 by a personal cheque. For some reason, I didnt cash it for 40 days, now when I deposited the cheque it bounced back saying that the cheque is cancelled.
At the same time, my friend has also vacated my apartment 10 days back and left to out-of state and has so far not informed me of his new residence. He is not answering my calls either.
I want to go to the small claims court for the cheque fraud but I dont know his latest address to summon him to the court. I didnt have any formal lease aggrement with him, so I dont know his ssn either. Can I ask his Bank to give me his latest address or ssn? please advice how to proceed further.

The person in question is self-employed (business owner), has enough money to pay 6 months rent up front, but he has really bad credit. It seems like in this area noone cares how much money he has in the bank, but they all run credit checks (Nothern CA). It takes a long time to re-establish good credit, but he needs a place to live now, not 6 months from now. What can he do?

So far the cheapest place I have found is Trona (in San Bernardino County)... it's an old mining town that does not have much going on these days. Houses there start around $30-40k. Does anyone know of any other places in the state that have such cheap properties still?

My fiance and I found a house to buy, but the only way we can do it is with the owner carrying the contract or a lease option to buy. The owner has said that they would carry the contract with only the first month's payment as a down payment (pretty much unheard of). They understand about being in the situation that we are in and only having that much money as that is the situation that they were in when they first bought this house (they now own 3-4 homes). We are going to go look at it in two days. We have seen the outside of it and love it. I am wondering if anyone knows what we should be looking out for in the contract, what questions we should have answered/be asking, etc? Also, what is involved with something like this (legally)? How does this work? This is all new to us.
