I have some money saved from 9 years , verry hard but I did it now I`m tryng to buy a prefort or fortcloussure that way I can save some and repair if I have to,I`m not a rich people I just trying to avoid bank loans because my credit is not really good . please help me thanks!!

I have not found a good website for foreclosures. All of them I have looked at are outdated, meaning the homes are sold already. Your best bet is to contact a real estate agent in your area. They can e-mail you listings the banks put on the market. Or try www.mcbreo.com they handle the HUD repos in many states or try www.realtor.com they will also have listings in all 50 states.

Look in the real estate section of youl local newspaper. Banks & brokers often list their repos there. Bear in mind they don't sell for that much less than other similar properties & some require a lot of $$ for renovation. Bidding on a foreclosure at the courthouse is strictly for professionals or experienced investors with lots of ready cash. There are a lot of ways to get burned.

Right now, at the auction is probably the *worst* time to buy.

Worthwhile foreclosure services cost some serious $$$. Talk to someone who makes it a regular part of their business. Agents who know how to work the foreclosure market will save your backside. There are a lot of pitfalls.

The best website is your county courthouse website, if they are online. That's the most accurate, up-to-date information available. All the other foreclosure websites get their information from the county couthouse.

If your county is not online, you'll have to go in personally and get the records that way.
