I am particularly concened with the tax issue. The tax break would go to the owner right? Can you write a land contract where the tax break stays with the original owner? Is the best way to handle this just optioning it out at a higher price?

I wan to refinance my home, but my current lender will apply a penalty for refinancing before the contract id over. If the new finance company wants our business, will they try to take care of that penalty of waive it? Is there any way around this penalty?

My mother recently moved. She gave a 30 days notice to the landlord of the place that she moved from. Her lease does not expire until December but the Landlord, was OK with it and signed a lease with another tenant, to move in when my mother vacated. The new tenant got drunk and showed his butt around the neighborhood so the landlord cancelled the lease with the new tenant and is refusing to refund my mothers deposit because of this. Doesnt this new lease void my mothers lease? Does anyone know where I can find these laws??

What would I do? I am already pre-approved through my loan officer. I want to buy it as an investment property before anyone else gets to it but I don't know how to go about getting it since there is no Realtor sign, paperwork or contact info on the home. None of the other neighbors knew the owners or how to contact them. I know there is at least 30-40K in equity in the home and it looks like it is in decent condition just from me peeping in the windows. It is located in Douglasville, Georgia. Any info on how I can go about getting the home would be appreciated...

I own a 2bd/ba condo in a ski town. I bought it in Feb of 2005. Because of circumstances way beyond my control, I have to move away, perhaps indefinitely.
It is possible that I will return in a year, or find that over the next 12 months I have to sell. At this stage, the investment is increasing at 7% a year. I expect that trend will continue for the next 15 years, or longer.
If I buy another home, what concerns should I consider, ie taxes, second-home owner, rent out the 1st place, etc.
I will also be moving out-of-state which I know changes some tax or something... From Colorado to Wisconsin

In the contract, developer has the right to delay the closing for 2 (30) days period. But it doesn't state if I can get the deposit (3%) back. Now they told me it's going to be 4 months out. Can i get the deposit back?

I am student in USA enrolled recently to the university and I will stay for about 4 years.
My VISA is F-1 student VISA
currently I am living in rented apartment but I would like to have my own house then I will sell it lonce I finish..
I do have monthly income of about 4000 dollars in addition to my health insurance.
Can I have house mortage without SSN ?
If not, how can I get it since my VISA is F-1 ( student visa)?

Is it possible to terminate my lease early? I am not comfortable with strangers coming into my home while I am away. I feel this is an invasion of privacy. My yearly lease is up on March 1. I offered to move out by Oct 1 and I will also pay the rent until Nov. 1 and they said no. Is it feasible for them to sue me for the four months rent? Is it even worth it for them. Technically, I am giving them two and a half months notice to find another tenant or to sell the condo. I think that is very reasonable. They are looking at selling the unit for over $200,000 and I pay $1000 a month. With that much negative cash flow they have no prayer of selling this thing anytime soon. Any thoughts are appreciated.

OK. I work at one of the nicest complexes in town. Top 3. Very beautiful, high end clients, high rents, right off of a lake, gated, etc. The third Thurs of every month, Papa Johns Pizza does an apartment night for us and does buy one get one free. This month, they did a mobile unit that passed out $5 pizzas. You cant get this deal anywhere else. They set up a small trailer decorated with Papa johns logo. They had a loud generator set up to keep the warming thing hot they put the pizzas in. That was the only negative I saw, cuz it was very loud. But it was before our quiet hours. Well, we got a message from a resident saying that if he wanted to live next to a fast food resturant, that he would have done it and basically he didnt like them on them on the property. I think thats selfish, because its only one night a month. For about three hours. It wasnt near his building, but it was at the mailboxes. I just think its nice for resident appreciation once a month. Thoughts from others?

I had a bankruptcy on my record in 2002, and am cleaning up my credit report - yet its just under 600, my score- until things get taken off . I've had a FT job all my adult life, have immigrant husband who is also working, 0 credit cards, excellent rental history, no criminal record, yet I am scared to death to not be able to get an apartment with adequate heat for my baby this winter. the house has 7 bedrooms. 2 on top floor with full bath, 2 on main floor with full bath and din/living room, 3 on first floor with full bath and kitchenet with livingroom.

Since the 2 on the top floor have the view and are the biggest and they share 1 bath I was going to charge more for those two.

the 2 on the main floor have a kitchen and a large living room (original hardwood floor)
the 3 on the first floor (used to be a daylight basement, renovated 6 months aggo) i was going to charge a little less since its 3 people sharing 1 bath.

the mortgage is 3500,

I am taking over this property as a favor to a friend that had to fire her former manager (letting rent slip in leu of sex) The house is in an area next to Lake Washington and the University of Washington. My backround is in 1-12 unit apartments, this is my first "house" rental...any help will ..help.

Both parents died in 1981 and 1983. I have maintained and paid off the home and yearly realestate taxes. I do have siblings that have refused to sign quick claim deeds. The home has never been probated in the courts and is still in my parents names. I have also lived in this home since 1981.
