If you're going to have tennants, you're going to have to learn how to evict people. Unfortuneately there are people that move somewhere and don't pay rent. That's why you get the first and last months rent when they move in, and don't accept a check. If you let them work for rent, you'll have a harder time kicking them out when you find out they won't work either. Then you'll have to prove they didn't work, which is harder to prove than proving they didn't pay the rent. You may need a lawyer at first, then you'll learn how to do it without a lawyer.

Evict their A** That is why I don't do rentals. I owner finance all of my properties and make them put down 5-10% and hold the note for 6mths and then sell the paper at a discount. If you are in the property right lets say 60-70% of the houses value then find someone to owner finance it for and sell it to them for 100% of the appraised value plus their down payment then hold the paper for 6mths and get rid of it before they have to much time to default on it

Realizing that murder is illegal and counterproductive, why not file suit against them in small claims court??? It's cheaper than litigation (depending how much they owe you). But pretty much eviction is the best route so you can at least get paying tennants in their place.

Immediately start eviction procedings. If you've never done it before, then get a great lawyer, because it's easy to screw up the process and prolong their stay. A good attorney is expensive but worth it in the long run.

Good Luck. Keep in mind it's a stressful process....

If they're not paying the rent, and you can't work out some barter arrangement, then your only option is to evict them. If you're not prepared to handle the occasional eviction, you shouldn't be a landlord.

Send them a certified return receipt letter. Be cordial but firm in the letter. Also check with your local tenant and housing organizations to see if they have any resources to help you on this. Most of them have tel numbers or email address where you can ask questions....GL

If you want to evict them, you have to give them written notice. Check with your city as to how much time you have to give them. You can't just throw them out. It's illegal. If they're doing something illegal, call the police and you can evict them sooner.
