final value are negotiable. you could have the shopper pay them or the supplier or each pay their own percentage. concerning conserving money. even as a shopper favor to purchase a resources, the supplier can (and could) ask for a deposit. contained in the acquisition settlement you could state that if the shopper backs out of the deal x many days after attractiveness, then the deposit is saved through the supplier. you could also state that if the shopper does not purchase the resources after x many days a on a daily basis penalty will ensue or the settlement will be void (or both). Now if the shopper used a "purchase selection settlement", then through regulation, the settlement is in ordinary words enforceable if a non-refundable purchase selection money became given. flow over the settlement your dad has and observe what's the delay on those human beings tying up your dad's resources. per chance they're flippers and are seeking for a retail shopper for the resources. I take it that you're using an illinois land contract? If you are and your house is in Southern California, contact me and I might have a buyer.
In regards to normobrian, I lived all across America, and nothing beat's California's weather, job market, clubs, mountains, beaches, a short drive to Vegas and the California girls.
Regards

I'll trade you the house in California with no closing costs, no downpayments, and tax-deductible for a rosy red kiss on my derriere.

Oh, me! Me! I want to buy a two-bedroom, one bath, bungalow, piece of crap on a 1/4 acre lot for half a million bucks! You people are just plain stupid out there.
I pay $700 / mo for 5 1/2 acres, 2000 sq ft on a creek with timber in the Smokey Mtns. I wouldn't trade that for those crappy, no-style, tinder boxes you people are gouging each other for out there.
Is the bubble bursting?
