According to the Ohio Landlord Tenant Act a landlord is obligated to Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, and air conditioning fixtures and appliances, and elevators, supplied or required to be supplied by him;

With this said, our lease states that if anything breaks from the furnace to frozen pipes to the gas pipes we are responsible.

I agree if we cause the damage we should pay for it. But furnace malfunctioning or a gas leak should not be our problem. I would have bought a house if I could have afforded to fix all these problems should they arise.

My question is, if I sign the lease could I be held made to pay the repairs or is there an Ohio law that requires a landlord to abide by the Ohio landlord tenant act and pay for anything not caused by the tenant.

By the way the landlord, is a relative of a relative, so I don't know if the issue would be pushed but I need to know what my rights are.

My town offers a great price for cable and internet services, but the HOA at the condo complex I live at says that they ONLY accept Comcast. I have called the local cable company and they said that they already could provide service to our condo, but the association will not let them. Is there a law that contests that? Do I have the right to have whatever service I choose? Please help!

My friends and I decided to rent an apartment. We saw one we liked and the caretaker said we have to pay a reservation fee so they won't entertain possible tenants anymore... which we did. When we're about to settle the arrangements a few days later, they suddenly changed the conditions on the contract , thus making us back out. We asked for the money to be returned but they wouldn't saying it's "earnest money" meaning it's not refundable regardless of whether or not we push thru with the rent. Can we still get the money back? And how?

I bought a nice huge house in mid2006, hoping the market would continue to grow, therefore making my buy a good investment, but as we have all seen, the market is going down still. Should I call it quits and walk out on my mortgage and rent for a few years, or try and stick it out for ten years hoping to recover some of the very high monthly payments that I'll be making all those years? I know that thousands of people in my situation are walking away and adding to the staggering statistics in this historic time for the market.

im buying a brand new house in nyc. my mortgage broker gave me a list of buyer's fee and seller's fee. and under seller's fee, it has nyc tax and transfer tax. the total is around $15,000 under seller's fee. my broker told me im responsible for seller's fee also in addition to the buyer's fee.

is this true..if yes, why does it even have the title seller's fee than? why dont they put all the fees to the buyer's fee heading then?

Okay here's the situation, last year i made only 9,000 dollars and i didn't have to pay back, i got a refund of 800 bucks back on my income tax. This year i've been only working for 4 months, i put "EXEMPT" on my Federal and "EXEMPT" on my Minnesota State W-4 sheet, is that illegal? I heard you can only put "exempt" on your Federal W-4 only and not your State W-4 sheet. is that true?

rental house in Feb. 2007, I have called my landlord innumerable times because of sewage backup. If I do laundry, the rinse water comes back out of the drain, in addition to flooding all three sinks in the house. Once, while my son was taking a shower, the tub, toilet, and all three sinks overflowed, flooding the entire bathroom. Two weeks ago, my daughter took a shower, then used the toilet. After she flushed, the toilet backed up into the tub, leaving used toilet paper, sewage, and the tampon she just changed. This past week, my landlord again supposed "fixed" the drainage pipes. Last night, once again, the laundry drain overflowed, along with the two kitchen sinks. I not only had to clean up the mess in the laundry room, but rewash the dishes I'd just wash, and disinfect all the sinks in the house. Again. I cannot tolerate these conditions, and it's a daily nightmare. Can I legally break the lease?

They sure don't come from the average shareholder in Dubuque who holds 106 shares of whatever stock. They derive either from the corporate executives, from other directors, or from the large, institutional shareholders--let's call ALL of those sources 'insiders'. The guy in Dubuque with 106 shares is decidedly NOT an insider, and he doesn't really own much, either, except a certain set of rights. But when the going gets tough and his little company goes in the tank, he'll find that what he 'owns' isn't much in comparison with what, gee, shall I say it?, the bondholders own.

Me and my boyfriend wants to move to washington d.c. or chicago. We want to buy a house in which ever state we choose. I just finished my courses as a medical assitant and he has years of experience in Retail. Which state has the most job opprtunities for medical assistant? Chicago or Seattle, Wa? My last year of college I was working part time and was listed as exempt.

I have been working full time since June of 07 and still listed as exempt and not sure if i checked in/dependent or not.
Where could I find out this info.?


Should I claim myself as an independent of 1 (myself). I live alone, have my own apartment, car, no children, etc...pay Everything I need to live alone.

Would I get more money back at the end of the year being independent. I will have been with the same company for a year and 4 months in Jan. 08.

Is it too late to change my tax status with my company?
Will I loose more money from my paycheck being independent claiming 1?

Im still young and confused about taxes.

My family and I live in a rented townhouse. The lease and all the bills are in our name. Back in Feb., a friend moved in with us (it was originally temporary) as his lease was up and he was due to deploy in the early spring. The deployment was cancelled and because of some other issues, he has stayed with us since then. He pays a sum to us each month to help with rent, utilities, room and board. My question is, does this money need to be counted as income on our taxes (my husband and myself) as it passed through our checking account? My husband says it should, but am thinking it is no different than any other room mate situation since we rent the home, not own it. Any links would be helpful. Thanks so much.

I moved to Spain from the UK and I am due a tax repayment. The tax office has sent me a cheque but say I can only cash it at an English bank. Does anyone know whether you need to have an account there? (I closed my Barclays one) Do they charge you a lot of fees?
I am also not sure they´ve sent it to the right address :(

Let me be specific. The product is called MonaVie. It's a juice that contains all these exotic fruits that are supposed to keep you healthy and feeling good. The guy who is trying to recruit me actually gave me a bottle to try out. And even though it tastes alright, I'm not feeling much of a change if any. I'm only 25 so that may be why I don't feel a difference. Plus, I am already concious of what I eat. Also, at 40 dollars a pop it's definitely overpriced. I guess it's overpriced because everyone involved needs to get a piece of the pie in an MLM. I did some internet research on MonaVie and mostly heard positives but it could also be other distributors making up BS to say how great of a product and money maker it is. I feel that all MLM's are shady, even the good ones, because there's always a group who tell lies about the product and the company just to make you join. Do you have any experiences or opinions about MLM's in general or specifically about MonaVie? Thanks.
