The cartridge o-ring keeps tearing because the water supply pipe it butts up against has a nick in it. What I really need to know is if the tube can be replaced. It has a hexagon inside it that makes it appear to be removable with an allen wrench. Any ideas? The alternative is to replace the whole unit and I am not into ripping walls apart.

The tank seems to be empty. When water is needed the pump comes on for about 30 seconds and goes off when the water is turned off. I don't think the tank is holding any reserve. The tank pressure is 38 and the cut off/on is 40/60.

We didn't check it before buying because we bought it from a friend. The only thing that my husband did that he probably shouldn't have was lay it down in the back of his truck for delivery. It was probably down for about 30 minutes max. We left it sit upright for 2 days before pluggin it in.

I'm interested in a house that has ragged doors on its two car detached garage.

1) What is the typical cost to replace doors on a two car garage with electric openers? I'm trying to write it into an offer. I know I should get a professional estimate and I will, but later. Should I budget 2K for cost and installation? Is that generous enough?

2) What about a new roof on the garage? What is the typical cost range for a job such as that -remember it is an average sized two car garage.

... if i can use enough to cover up where the cold air is coming in? or do you think that the purpose of fiberglass is to insulate the whole wall from cold? or is a majority of the air coming in from the cracks? and could i get away with filling those cracks if that is where the cold air is coming from and saving money? keep in mind that the garage is being occupyed by a pool table where we play pool.

I have an old fashioned coal fire that has a boiler at the back of it. The fire heats the water for use. I dont run rads from it. This boiler has sprung a leak but it doesn't leak all the time, for some strange reason. Can some plumber please tell me (a) can it be fixed and how much should it cost? Or (b) will it have to be replaced and how much should that cost? I've had a mad year with this house, where everything that could go wrong did! I live in the Republic of Ireland so if any Irish plumbers could answer I'd appreciate it.
