I would like to know the appreciation rate of homes in Tallahasse and the source you used to find it. My own searches have been fruitless and a waste of time.

Is there a website that lists privately owned apartments, not just the company-owned ones?

Prospective roommate has a felony (drug possession) from 15 years ago and this is a HUGE problem, trying to find someone who will rent out to us in spite of this. The only places so far that are willing to approve are in pretty shady neighborhoods... :(

I'm trying to convince my inlaws to move into Texas. I live in Houston, they refuse. They want a smaller town, beauiful with trees wildlife kinna place, good schools ( they are raising a kid) and cheap taxes ( they are in their 60s living on social security) any suggestion? Any know a site i can look up takes for some of these cities? I need to present to them on a hard copy or they wont beleive me. HELP.

I applied for an apartment on Oct. 8. I went to the office on the 15th for a follow up. I gave the property manager all the documents she requested. I even called her a few days ago to find out if she received the verification forms from my employer, landlord and bank. She said that as soon as she received all the papers she would call me. Well, I just found out that she received everything yesterday. She didn't call me. I called the office today and she is off! What pisses me is that she knows that I have to move by Nov. 1 but she is just taking her time. There are several vacancies and they are ready to be occupied! What the hell is her problem? What should I do now?

I rented a condo for 2 years and moved after my lease was up. First- Before I moved in, I did a walk thru and noted that there were stains on the carpet, this was written on my report. When I was doing the final walk thru for moving out nothing was noted on my report regarding the carpet. Now the realtor wants to charge me for replacing the carpet because she said I damaged the carpet (she also mentioned the carpet was brand new when I moved in, which wasn't because there already were stains on the carpet). I don't feel I should be charged considering the carpet was already stained before and I highly doubt any brand new carpet has stains...She also told me the place smelled like cats. I didn't have any animals in the place except for a 10 gallon fish tank. Does she have a right to charge me for carpet replacing?

What are the best websites for learning about major existing house re-modeling, because I have a lot of questions, such as...
- How does a person look for and find contractors for major re-construction jobs?
- What is the difference between builders, contractors, sub contractors, laborers?
- Does the property owner shop for and buy materials, and hire a laborer?
- When does a contractor get paid?
- Does the contractor pay the subcontractors or does the property owner pay the subs?

you are still required to pay your monthly mortgage payment every month. Most insurance policys don't have enough coverage on your home. It's your responsibilty to find out, of course, but how the hell do you survive with children, pets, etc. and be able to afford to live in a motel ( or where ever) until they rebuild the house that isn't covered completly and still make the payment to the non exsistant home? You even have to pay the higher mortgage when that time comes around if you don't have a fixed one. Shouldn't the insurance company notify you that your insurance won't cover the amount to rebuild you home long before it does? What good are they if they don't help people?

My boyfriend is in a bit of a predicament. His parents are either getting divorced or separating, and they want to get rid of their house, we live in CA, so we were wondering what would happen if the parents "gifted" the house to my boyfriend. Would he accumulate all the debt on the house (ie. car loans taken out on the house?, etc.)? Would it be worth taking on all of the rest of the mortgage considering housing prices? We live in the bay area , so it would be better for us to take over the house rather than go out and buy our own which is incredibly expensive. Do you think we should see how much debt has been accumulated? Would he have to pay his parents off if they left or no? Thanks ahead of time, i need any kind of answers i can get. We are going to be talking to a banker soon, but we just want to have some idea about what we should do! THANKS!

First some background:

A home we are looking at buying apraised for $340K a year and a half ago. It has sat empty in a high tax area since then, and friends are offering it to us for $250K. I've done the research with realtor friends and everyone agrees its a good deal. It needs about $20K of work (windows, ventilation). In researching ways to finance the mortgage and/or repairs, one of the places I've received quotes from suggested the buyer change the price from $250 to $275, then give me $20k back. Obviously a red flag or two went up here.

It doesn't seem the house would have any problem legitimately appraising for $275, but I'm concerned about the legality of this. Is this a legit solution to my financing issues?

Please only people with real knowledge or experience, not someone dropping a sarcastic comment looking to add more points to their name.

My fiance & I signed a contract to buy a house in August. Once we signed the paperwork we were told that there was a contingency with the sellers, they needed to find a house before they would sell. We were upset that they weren't honest with us about it but gave the owners over a month to find housing.

Finally about a month ago they found a house and signed off on the contingency. They closed on their house last week and moved out. Our lawyer sent the paperwork on our broker 2 weeks ago and called me to say that it was all clear and left for her honeymoon. My fiance and I were supposed to close on our house today, but found out two days ago that there is a lien on the house. Now another laywer in the firm is taking care of our stuff and wont give us answers.

The owners of the house lied to us about the lien, our lawyer lied to us about it and we dont know how long it will take to clear up. Our real estate agent has been out of state and not much help.
What should we do?

My tenants have failed to pay the previous two months rent. I've given all the proper notice and made sure to consult with some real estate attorneys, but in PA the eviction takes place in small claims court. I'm just looking for some wisdom for those who have some experience. Maybe an odd document or item they wish they had brought or something to that effect.
