This is the situation, I'm a small business owner in a shopping center with about eight other small businesses. I'm directly next to a bar that allows smoking and drinking. I have no problem with that however what I do have a problem with, is the smoke that lingers from the bar and enters into my store. I mean it's to a point where my customers are complaining about it and now not even coming back to do business due to the smoke from the bar. I'm not the only tenant that has complained about this problem and he the landlord keeps saying he don't know what to do. Now I've put this in writing to him and he has received it because I sent it certified mail about two weeks ago and he has yet to respond. On top of the smoke every other week there is vomit in front of my store that I have to clean that is coming from the customers of the bar that had a little too much to drink. All of this the landlord knows about and is not doing anything about. My business is being affected by this. Help me

Which would be cheaper?

1. Purchasing a lot with an older house and remodeling and updated everything in it.

OR

2. Purchasing a lot and building a new house.

I am in the process of buying a Condo. If everything goes well, I'm going to have my condo by the end of November. The thing is I don't want to pay my rent and my mortgage on december. So I am trying to figure out if there is a way, that I don't pay my last month of rent and just tell the landlord that keep the deposit ( that is one month of rent). Do you think this would work?? Or he can say no way?

I want to stay in my apartment for the month of december so I can do an organize and gradually move.

What do you think about this sounds logic? Or I have no chance? By the way the apartment is in good condition I don't think he can complain about anything so anyway he is suppose to give me my deposit back, so at the end it's the same.

We are both single and live together already.
We have lived together for almost three years. I heard that a marriage liscence can bring some discounts or money off somewhere in the process. The marriage penalty tax probably wouldn't apply to us because one of us now and in the future probably will make a lot more money than the other. I am just curious if there are more discounts when you actually buy a house after getting married? Mind you i am not saying we are getting married just for the benefits of being married, but it would be nice to get some added bonuses for legally combining everything.

Last month my apartment was broken into and my computer was stolen along with my cable modem, some dvd's and some money. I have a fire escape that I just found out when ou lock the windows you can still pull down the top window and get in. And the super claimed to see womeone come in through the window and the guy said we where family, but i find it hard to believe that you will se someone enter another persons window and believe them to be family- What family member would do that? We told the landlord well one of the landlords about what happened and we had an agreement that if I get window gates on the window they would deduct it from the rent. I had to get 2 window gates and a different lock on the door because my lovely neighbors tell me after the incident that its the super that goes into peoples apartments and take things.

I am in the process of buying a house which was just for sale by owner. My financing didn't go through with the first mort. company and so the sellers listed the house with a realtor also, just to make sure they sell it before their balloon payment is due. The realtor knew I was excluded from the contract he made with the seller and now that he sees my financing is going through he still wants to collect his commissions off the sale of the house. The thing is I already live in the house. I have been renting it for a few months(which was also before the contract was made with the realtor) So he should certainly know that I don't have anything to do with his contract but he insists on being an a**.

I am wondering what the seller can do to get out of this contract with the realtor?

Hey how are you let me start off
My Name is matthew i saw that you answered a question for someone in yahoo about his landlord selling a house and i felt that your were very smart in that Area.

This is my Probleam
ME and my wife went to look at a house liked it the "for sell by owner" The seller was needing to get rid of the house b/f forcloser
We talked about a price and agreed on one and i asked what was the reason need to sell he said he had gotten a devorice and was stated that he sold an paid off the loan of the house. So we drew up a contract on the house and got a loan and set the closing come to find out he was not totaly devoriced yet and the the wife does not want to sign a waver to sell the house Just to be Mean and we have already Canceled a lease and got it all change over to the new adress As my Agent told us that it is at 100% on the house that we can go ahead and do this stuff. ANd my Agent told us that mybe we can Call her and talk to her But i was very confussed why we have to. My question being if this does not go threw b/c the wife does not want to Sign the waver can i sue her for all my lost cost?

I do thank you for your time in reading my letter and wish you a good weekend once agian thank you.

My ex husband owes 26k in child support arrearage and a judgment for $5,500 for premarital debt he didn't pay. I have personally put a lien on his house for the $5,500 he owes me and I'm sure the Child Support Office has also reported the arrearage against his home as well. He is facing more contempt charges for failure to pay support and has just informed me he is facing the bank foreclosing on his home. If the bank takes the home doesn't the liens have to be paid since they are child support related?

I live in michigan and i have my mortgage with GMAC mortgage. I am 11 days late on my payment. I called the company to let them know that I wouldn't be able to make my payment until the 2nd of November. The lady told me my account had already been put in collections. She then put me on hold and she came back and told me I could pay with check over the phone on the 2nd. (I was planning to do that anyways) She then told me I had to call them back 5 days before the 2nd to let them know i would still be making the payment on the 2nd. Here's my questions:
Why was my account put into collections its not even 30 days late?
Is being in collections the same thing as a foreclosure?
Why would i have to call them 5 days before the 2nd to let them know i was still going to make the payment? I already told them i was going to why do i have to tell them again.
This lady has me very confused and worried. This is the 1st time i have ever been late on my payments.

Thanks!

Help! The underwriter for my home loan would not accept the appraisal done on the property. He says the price should be much lower then the seller is willing to go. Has this happened to anyone? Why is this so important? I thought it was normal to pay more for a home than it is appraised for.

Have moved into a new student house. Our electricity/gas (through EDF) is in everyone's name. We've just received our first bill. However, there seems to be a bit of confusion about how this bills should be paid. One of my housemates was talking about talking the bills splitting the cost and everyone individually paying their bit directly to the company while another is under the impression that despite it being in all our names, that we can only send one payment. We haven't had any luck trying to get hold of customer services to clarify but was wondering if anyone knew the answer.

Or would it not effect at all?

Clueless, help please.
