as a rent to buy, and u think it is a good idea to do that.

Hello cllns_nrmn,

Has the house been vacant for two years? If so, you will have to locate the owner. There are many ways to do that..ie skip tracing..public records ect. Once the owner is located, then he or she should be motivated enough to do a "rent to own/ lease purchase"

Now, if the house has been on the market for two years, then the "Rent to Own / lease option" is the best thing to do. In today’s market, the "Rent to Own / lease option" is a great way to control real estate. You can make a six to seven figure income by placing homes under rent to own contracts.

The best way to talk to the seller is explain how you will make sure all the payment will be made on time, and they can just sit back and relax. You will want to both agree on a price today!! Lets say the house is worth 200K..then make a :rent to own" contract for 200K..in a year or so, the house should appreciate ie. 210K. At that point you can then place the home in your name..or sell the home and pocket 10K.

Best part of this, you should have gotten in the home with little or no money down..and in a year, you could potentially pocket 10K. Hope this helps. Good luck in your endeavourers.

Yes you can. Draft a lease option to purchase agreement with the owner. Include the price for which to buy the property when the option date is achieved.
This means you rent the house for some period of time. A portion of your rent can get applied towards the purchase of the house. When the date of the option has arrived you will have to buy the property for the price you set at the begining. Since the market is down it may be a good idea speculating a bump in 2 years.
Also it is income for the property owner which they probably would like
