I live in NC and own my home. I added my now "ex" girlfriend to the deed, but not the mortgage. I now want her off the deed. She has agreed to comply with my wishes. Do I need to use a "Quit Claim" or "Warranty" deed? Please advise. Thank you in advance!!

A former realtor faxed me over an amendment to an agreement of sale for my home. The only item that was changed was the price which was changed from $198,000 to $208,000. She failed to amend the original settlement date of Feb 24 06 to a later settlement date. If the original settlement date expires on the amendment that i signed, can i later be sued for failure settle? The realtor is saying that i knew about the later settlement date. She never sent me anything in the mail.and i did not sign anything with a new settlement date on it. Is this amendment valid?

my boyfriend & i are looking for a place to rent by october. i have never rented before so this is all really new to me. all i know is that it's usually the same amount to rent an apartment as it is to rent a townhouse or home.

are the requirements the same to rent a townhouse as it is to rent an apartment? or is either easier to get than the other? is one usally more strict?

please help!!!

Ok I do have to proof they signed my name I met with the investagator ok not spelled right. They showed me the typed forms from the landlord office with my name signed on it which I did not sign!!! Ok alittle more to those who don't understand. I paid my rent after the manager was robbed so no way they had my rent in the envelope that was taken. The letter i saw with my none signature said i paid reant with money order - not true. I have all reciepts> ALL in All the landlord is just trying to claim more moneey that was in the envelope also in the letter it said i did not want to be questioned in this matter hmm sounds like there trying to be up to some crap!!!

I just thought I could sue because he signed my name saying it was from me and was not!!! He tried to say my money was part of the money that was taken when my manager of the building was robbed which my money wasnt in there because I didnt pay rent till the 5th of the month and she was robbed on the 2nd and people im not just trying to get money but it was wrong so stop jumping on me!!!

the reason I asked is because the landlord signed my name on two doc to try to get more money from his insurance. So why can't I sue him I didnt sign my name he did!!!

My manager was robe back in april and a week ago a investagator called me to what I new about the robbery I said not much and he told me he had to letters typed and sent by land lord saying that I payed $730 in april which my rent is only $630 she was robbed on the 2nd i pay on the 5th of each month another words they signed my name on two docs to try to get more money from there claim which i know is fraud I never signed these papers and I even met with the guy for him to show me the forms can I sew?

Now the land lord is telling me I have to move or she will charge me $44 a day till I move I told her but than it would be breaking my lease and than she said i would still have to pay a extra month when I move can she do this???? Either way she gets more money

I will be divorced in a month or so & would like to purchase a townhome, but because a quick claim deed was done to get my name on the current home, I don't qualify as a 1st time homebuyer for a mortgage. Is there a waiver or other document available for recently divorced or for special circumstances situations that will make it possible to purchase a home.

We rented a 1800 square foot house for four years. The house had flat white paint. Now that we moved out, they are trying to charge us $2900 in excess of our $750 deposit. $2100 of this is for painting the walls. I consider this normal wear and tear.
About a month before we moved out, someone that worked for the rental company came out to assess some electrical problems we were having and he looked around and said the house looked fine, nothing other than normal wear and tear. What can I do?

I've been an assistant to a mortgage broker for the past two years. I just turned 21 and I find that the real estate industry is very facinating yet very stressful at times. But I find that if I can become an underwriter that this will help me to become a mortgage loan consultant in the future or account executive. Any advise out there would be welcomed. Yes, I'm looking for a new job but I want one that will help me become a mortgage underwriter.

I have a friend that was an assistant to a mortgage broker and managed to get a job at BofA where they trained her to become an underwriter without first having been a jr. processor---what luck. HELLLLP. I don't have many contacts. ;-)

I was just wondering how much do real estate agent usually spend to market a home in Southern Californa? consider that a home was on local MLS listing, realtor.com, yahoo.com, ziprealty.com , local newspaper, any almost all the website, and color flies.... Is there a typical range that listing agent will spend to market a home?

I put a check in as a security deposit for a sublet that I was going to do June 18th, then had to cancel due to personal and a job offer that I received in another state. I give the person a notice on the 27th that I won't be able to move in. The sublet is for 3 months from July to September. Because it was my fault, I agreed with him verbally that he can take off half of the security deposit as payment for the inconvenience, but now he changed his mind since he haven't been able to find someone and want the whole thing. Can I technically dispute the check with my bank? What other options are available? I do not have a copy of paper I signed as it was suppose to be handed to me the day I move in.

I live in an apartment complex and my air condition just recently went out July 4th. The AC was fixed by a electrician leased through the apartments on Saturday, July 7th.

The electrician came out Thursday afternoon but in order to fix the AC half the main power had to be turned off in my apartment. It started to rain and he refused to finish the job.
The power was left half on for two days. The electrician didn't show back up until Saturday to fix things.

My bathroom, kitchen, and living room had no power. The food in my freezer and refrigerator spoiled thus I had to throw away $100 -$150 worth of food.

The apartment manager is telling me that they do not have to re-reimburse me for my food lose and that it states so in my lease. I've looked at my lease and it says that the complex has property insurance but not for a tenants personal belongs, that they should get renters insurance.

I have pictures of from when I had to throw out my food and a maintenance personal as a witness.

My question is, is food consider personal property? Even so is my apartment complex liable and have to compensate me since it was their electrician that left my power only half turned on?

...he is selling the building. The potential buyers are 'concerned' that my landlord waived the deposits. The real-estate agent confronted me with papers to sign today saying that I acknowledge the deposits and or lease was not 'satisfied'.

What are my rights here? I did not sign the papers. As a matter of fact I ripped them into tiny little pieces and threw them in the trash. Is my landlord the one now responsible to cover the deposits. If my landlord covers the deposits how are they handled when I finally move out?

Is it illegal or wrong in anyway for the realtor to laugh at you and hang up the phone?

My husband and I found a house that we really love, we know the town, the street, and the neighbors very well. (Husbands grandparents live next door to the house). When the house sold to the current owners 7 years ago we know that they bought it for 39,000. We know the cent. h/ac has been put it and we know they haven't done anything else. They are asking 72,000 for the house now, and I have to say that there isn't a house in the area with pricing like that. So I called the realtor and asked her to offer 45,000 for the house (still more than most the houses in the area). She laughed at me and hung up. I know the current owners are building a very expensive house and are currently paying two mortages. The house has been on the market for a year already. Is the realtor using discrimination and not offering the seller our offer.

Our duplex basement was broken into while we were away, a wall was damaged and now the landlord is blaming us, he now wants us to move, we have a lease that does NOT expire until April 2008. We have NOT violated our lease now the landlord wants us to move by Sept 1, 2007 Legally can he make us move? All information is appreciated. Thank you!

and also reduce my yearly taxes? The previous owners had torn down a wall on the 1st floor to make a front to back living room, which reduced the amount of bedrooms from 3 to 2 (which is fine with me). I'm wondering if this is going to reduce the tax rate?

They have been having trouble with one of their children (smoking cigarettes), and there are four or five burns in one of the carpeted rooms. I imagine the whole carpet will have to be replaced when they move out. I'm assuming we can keep their security deposit for this. Has anyone else had this happen in their rental?
