I'm moving into my apartment on September 6th and the manager is saying they do not prorate the rent unless you move in towards the end of the month. My rent should be prorated for the 5 days I won't be living there. So my question is - is this against the Florida law?

Okay first I noticed they sat on my living room couches. I wasn't happy about that, but it was tolerable. Then I went up stairs to find they were sitting on my beds!!!!!! Why on earth does one need to sit on people's beds??? I wouldn't even sit on anyone else's couches! I just thought it was plain rude.

I am renting out my home in Florida to a tenant who signed a lease and gave me a deposit for first month's rent. The lease was to start on July 15. The tenant told me today that she is no longer moving in and that I can keep the deposit. Do I have any recourse? Thank you.

We are looking to buy a house, but I've never done it before and would like to know which lending institutions have the best interest rate or which ones are the best to work with. I would appreciate serious feedback and answers. Thank you! :)

We are ready to buy a house. Rates from on-line mortgage sites "seem" lower but do they have hidden fees? If you have had any experience with on-line mortgage companies please let me know your opinion.

I got a phonecall this evening from a telemarketer who told me that I had been selected to "win" $1000 worth of resort checks that are valid in several different parts of the world, if I go to a 90 minute seminar about timeshare apartments, with no obligation to purchase anything. I understand that ideally they want me to invest in the timeshare, which I have no intention of doing. But what I would like to know is, scam or not? Has anyone actually received the "prize" without getting financially involved?

If so, what sources would you guide a novice investor to, thanks for everything. If I got rich, I wouldn't do it greedily, I actually have plans to help others who are in need.

I live in a neighborhood that is turning bad very fast. I need to get out. However, I owe $109,000 and I can probably only get $90-95,000 for the home. It's so bad right now that I am willing to just walk away from it. I make decent money so is a short sale out of the question? My realtor recommended a deed in lieu of foreclosure. I don't want to mess up my credit though. Should I tap my 401k to cover the potential loss on my home? Take out a loan to cover the loss? Or worst case scenario foreclose even though I have no financial hardships? I am in dire straits. Please help!!

I had my house listed with two separate realtors. The first one did nothing but let the house sit with a yard sign for 8 months. She did not advertise it, do open houses or bring anyone. The second did open houses, advertised on TV and the paper and got traffic through but they were looky loos. I thought price may be the thing and I could only go lower by paying only one realtor(the buyer's if he has one) and saving on the commission from a listing realtor. My home is now listed with owners.com. How effective is it to sell ones own house?

My 100-year old house in an older, inner-ring suburb with good schools and generally high property values, has been on the market for three weeks now. Traffic has been steady, with agents' appointments averaging about four a week. However, buyers have said while they think the house has a lot of curb appeal, the interior needs too much work: the basement, for starters, is seeping water, and the bedrooms are small with little closet space. Last weekend, we got an offer from a developer: $30K below the asking price, and he wants to tear down the house in order to build a McMansion on the lot. I'm upset and insulted by the offer but am concerned that in a slow market we will not receive anything better. Also, the new property tax rates take effect in two months, and I can't afford them. Should I make a counteroffer or tell the developer to jump in a lake? If I counteroffer, what should I ask for? My realtor, by the way, is pressuring me to accept the offer and has offered no advice.
