Hey don't be upset. I went through the same thing about a year ago and believe me what happened to you is nothing. I came home to find out they had actually gone through my covers and a small jewelery box I had under my bed. What in the world were they doing looking under the bed. You can imagine how upset I was we let go of the agent that was "HELPING" us sell our home since it had been 6 months and only two offers had been presented to us, we got a new agent and under one month the house was sold.

Were the buyers there? Or did the inspector do this?
I agree with some of the others, the couches were probably moved as part of the inspection. Someone probably sat on the bed to write some things down.
I wouldn't have sat on someone's bed either. But some people don't have the same level of decorum that others do.
Case in point, I was at a restaurant a few weeks ago, and there was a group at the table next to us. The one woman commented about what the other people got to eat, and would stick her fork right in their food to try it before being invited to. One guy got ticked off and told her not to do that again. She acted like everyone does this. EEWWW!

The seller is not liable. Read the contract. By foregoing your right to have an inspection you are releasing the seller from liability. Now, if there is a major problem with the home that the seller failed to disclose and you can prove that they knew about the problem before hand then seller is liable. You never go into a real estate transaction without your own homework done. Get your own inspection, termite report, title report, etc. Never rely on what someone else left behind because there is a crap load of fraud out there. ASK FOR A HOME WARRANTY! This is why most people need real estate agents to represent them. If your agent didn't tell you all of this, FIRE HIM.

That is odd that they sat on your furniture. Usually it's just a walk through for the home inspection. The buyer is supposed to make sure everything looks like it did when they signed the contract. If they did the home inspection then I'm guessing you are close to closing. Just grin and bear it. You're almost done and then you can move on. If you sell a house again, mention to the realtor that you'd appreciate it if the buyers didn't sit on your furniture. That's one of those things you never would have thought you'd have to mention. Perhaps they have kids and the kids did it?

The fact that buyers made themselves at home is a good sign that they might be psychologically moving in. That bodes well for the sale. The fact that you are upset about it might indicate that you have not quite made the transition from seeing the property as your home to something that is for sale on the market. If you don't want people to sit on your furniture, I suppose that you can put a sign on it, but that is a very unwelcoming message. Sitting on a bed is a bit unusual, but no harm done. That might have been where they paused to discuss making their offer or to consider whether the room had the proper proportions to meet their comfort in a bedroom. Stagers frequently put "do not sit on bed" signs out because the "bed" is made up of empty boxes covered with a spread. When I show homes it is not uncommon for us to sit at the kitchen table or in the living room to review disclosures and discuss the house.

It's very odd -- not so much the couch in the living room -- I mean, that's meant for the public to sit on, right? -- but sitting on the bed? I'd feel odd about that if I were in someone else's house. Perhaps the inspector simply laid a notebook or something else down on the bed?
(Of course, a part of me is wondering about the degree of finickiness that would allow you to be able to TELL that someone had sat on your sofa . . . but that's another story :-)
As long as they didn't steal the sterling silver, grit your teeth and count the days until closing. Then smile and take their money!

I agree. Not just as a home owner...but as a long time mortgage banker. I often meet clients at their request, at home inspections..never have any of my clients done such a thing. Until you close and your furniture and belongings are out..it is still your home. But if the inspection goes ok and you do close with these buyers, I would just be thankful and grin and bear it. You can mention it to your realtor and ask him to pass on to the buyers agent that you were unhappy that they were not professional...but being in the industry, it will prob. fall on deaf ears.

I'm assuming that this was the buyer's inspection agreed as a contingency in the offer as opposed to the final walk-through just prior to closing where your furniture would already have been removed.
I'd wager that the inspector lifted up and moved the furniture to inspect underneath. I've seen many situations where large, heavy furniture was strategically placed to cover major sins such as mangled carpeting or even holes in the floor. An inspector who doesn't look under large items -- sofas, beds, major appliances, etc. is not doing their job properly.
The inspector was doing his job properly, IMHO. He probably isn't as meticulous as you are and this would explain the apparent "use" of the furniture.

Gimme a break.
They spent some time sitting down in the home, talking. Unless it appeared they had intimate relations on your bed or something, you're making a big deal out of nothing.
