Bought a home about a year ago. 80% of the loan in a 30 yr fixed and 20% in a variable Helioc. The Helioc is at about 9% interest right now and we "think" we would like to refinance just that part of the loan- we don't need to borrow against the Helioc and can afford larger payments. Right now we just keep looking at the interets on the Helioc and it seems ridiculous!! Also- the home was a repo and a major fixer upper when we bought it and we have done a lot of upgrading- should we wait until we have all that finished and have the house re-appraised?

It's scheduled to close within a week, but I have 2 new listings I want to write up, but would prefer to do it with my new potential broker. I also have to buyers wanting to write up contracts. I wasn't sure if my broker could keep all of the proceeds if I'm no longer with him.

My fiance and I are getting married next year and as he is in the RAF, we will be getting some married quarters, which will help us save money for when he leaves in years to come. Currently we own a house in Leics, which I live in all week alone, and he is based at High Wycombe and comes home at weekends. We have 2 choices. We can rent the house we own now through an agency, which would mean we could save money and stay on the housing market or we could sell and save any money we have. He is signed up for the next few years and wants to continue in the RAF beyond that. We are just worried that we are too young and niave, we're 25, to be renting our house. Are we too young and will we be taken for a ride? Any advice would be appreciated.

I just seperated from active duty with the military after 8 years, My wife and I are in College full time and have a tight budget due to we are only making about 50,000 combined. We are not sure if we will stay in current area after we finish school. We have three years to go. I am tired of renting and throwing money away but I am also concerned about costs and the responsibility of home ownership while in school. Any ideas
Thanks

My boyfriend will be staying at my apartment for the summer while he is back from school and he needs a copy of the house key.

Just wondering- how do people that have keys made, that say on them "do not duplicate", get copies of their keys??? Couldn't I just say that I own these keys?

I am trying to buy a house, I'm getting turned down due to my credit score but my ratios and income are fine.

The lenders say it is 576 and I need 580 but when I check it I get 590? Why is it different for me and them?

I just made an offer on a house today and it got accepted....what do you think about my proposed financial situation??

I make $40,000 per year.
The price is $131,000
I am doing an 80/10/10 loan and principle and interest will be 760 per month.
I am paying taxes and insurance myself (no escrow) taxes will be 1000 per year and insurance about the same.

How does this look....would you feel comfortable?

Any tips or advice?

I intend to run my own real estate investment company and would like the following questions answered. My understanding is that the pros use hard money to fund their deals and if they dont sell the rent the property. After some analysis i realized that after rehabing the property and you decide to rent, 90% of the time the rental doesnt cover the mortagage. How long do you have to carry the negative loss assuming you have 10 properties at one time ?

We found a real estate agent who charges 5% commission to sell our home (2% for herself, 3% for buyer's agent). Is that a good deal? She really knows the area, especially the townhouse community in which we live, so we figure that it's better to have a real estate agent who knows the market and can get our house sold fast rather than trying to find someone else who charges less commission.

We want to know what you all think. Thanks!

Just purchased mobile home and land in Jan of this year. Appraised at around $130,000.00. I want to sell and purchase another home, what if I can't get amount financed ($134,000.00) out of the home now? Does amount over the selling price get added on to my new home purchase?

Can I legally decide to list the house myself, lower the price (because I now don't have to pay her a commission) and sell it myself? She has told me several times that she believes it is worth the asking price-- but that it's just a 'buyer's' market right now. I can afford to ask less if I don't have to pay her commission. People are telling me that if the contract is up-- I can do what I want. Is that true?
