We are looking at buying a new home. We'd like to be around $300K, and our credit score is 708. We'll put down 60K as a down payment. If the taxes are $1600 a year, what can we anticipate for a monthly payment? I am looking for the mortgage, plus taxes, and add $100 month for insurance. Please let me know about what that monthly payment would be. Also, with our credit score, what interest rate could we anticipate, and what would the interest rate be if we went with a 5 year ARM? Thanks so much for your answers.

My father passed away with the title only in his name and mother says she has a deed that shows her name on it, however the lawyers claim that they have no proof after looking for 2 months that mother is the sole owner. Since dad died with no will then it has to go through probate and be divided 1/2 to her the the remainder to the heirs (their children). What is the difference between deed and title, mother thinks they are one in the same and lawyers disagree, saying it depends on what kind of deed and they find nothing in records at court house to show she is sole owner.

Another thing the lawyers are stating since the property was homestead type property that she not only gets 1/2 and 25% of the other half for her life estate... Help on this would be appreciated.

No probate can be done until title is amended to show all on it and we are in process of selling the property... any suggestions on how to resolve this smoothly... mother will not budge and neither will attorneys...

I live in Michigan and am about to sign a lease for an apartment. The property manager this whole time has been really shady. we had a down payment to hold our apartment to only find out she gave it away to someone else right before we signed the lease. Well now she gave us another apartment kind of similar but in worse condition. one months rent is $600 and she says we owe her $1400 for a deposit. we have decent credit and in michigan the law states you can't be charged more then a month and a 1/2 rent. so in our case $900. i dont want to ruin my chances on getting this place but i dont know what to do about it. any advice?

Moving from the Midwest to LA - for work, but it's Not absolutely a "permanent move" - could be 2-4 years.
We have an entire 3 bedroom house to move.
Not sure if the moving truck expenses would be more than the furniture is worth. Most of the furniture is a hodgepodge of very cool , but no so "expensive"antiques,found/ garage sale furniture and alot of sentimental stuff.
But we are debating if we should store the more personal items (or take with)and leave the house furnished and rent it out ...or move it all.

Thinking it may be more cost effective and sensible to furnish the LA place with furniture purchased in LA rather than haul it all to LA.
If anyone has made a similar move and words of advise either by what you did or in hindsight ?

Rememeber,We are thinking of renting out the Midwest home (possibly furnished), since the current economy won't support selling at this time

I purchased a 3bed semi 3yrs ago & the valuation report identified the property being constructed of bricks & render. The property is up for sale now & have had a lot of interest. Within 2wks I agreed an offer by an investor as I wanted a quick sale. When he had his survey it came to light that the property is in fact a Wimpey No fines concrete build NOT brick. My buyer pulled out of the sale as his mortgage lender does not mortgage concrete buildings. I am now having problems finding a buyer willing to pay the same amount as my original buyer. Has anyone had a similar experience or can someone advise if it is possible to be compensated by the surveyors that originally did the valuation report as if I do take up the offer made by new interested parties it would be £3-5k less than the original sale price & I will have also accrued extra mortgage payments due to the inconvenience of putting the property back on the market.

The sellers want us to pay half of the septic reconstruction. They announced this after our loan was processed. We were not included in any decisions with the septic design or price (we attempted to communicate with the sellers' agent). This bomb was dropped on us 4 days before the sellers wanted to close! Our contract states that they can choose to repair, reduce the price, or do nothing and we can get our hand money returned. We want the house but cannot afford the $7,000.00 additional cost. The sellers stated that they wouldn't have accepted our offer if they were aware of their home's necessary repair. We offered $8,000 less than asking price. They accepted our offer (our highest preapproved amount) on the first day that the house was on the market! The home inspection also uncovered Radon level of 4.6 and some other needed repairs. We commented after the inspection that we would incur repair expenses of everything except the septic repair. Any advise? Help!

My wife and I live in Southern California and have been renting for 6 years now. Our twin daughters are graduating from college this year and my wife finally received a settlement from a car accident she was is. In our area most newer homes are out of our price range, but need a tax write off for IRS taxes next year. We heard you can go to the courthouse and make minimum bids on forclosed homes. If any one knows how the process works and the best way of laying the foundation first to purchase a home - it would be greatly appreciated!

When you have an accepted offer on a house, and the offer agreement is signed by both parties ,isnt it true that the seller can no longer take offers for it only back up offers until the house goes to contract?

I'm about to make an offer on a home. However, the realtor has told me that there is another person making an offer and that ours are about equal.

Would be be allowed to tell me this if it weren't true? For example, do you think he is trying to get me to pay more so he gets extra commission?

Ok, I've been flat hunting for ages with my bf (we currently live seperately) and have found very few properties to match our criteria (we're not difficult the world is lol) and have failed to find much at all.... until today.

My best mate and her bf live above a shop in a reasonable area and the flat above them has become empty and the rent is very good and the flat is pretty much what we're looking for.

So my question = what do you guys think about living literally on top of my best mate? All views will be welcome :o) As I'm at a loss of what to think! Or what they might think if we move in?!

I am a first time renter with my fiancee and as of today we have lived in our apartment 6 months. We have a year lease but want and need out now! I have developed allergies to the house due to dust and mold I now have to take allergie pills everyday and I am still stuffed up! Also when we moved in they said the house was prof. cleaned but there was inch thick dust everywhere and blood in the tub! we have a pillbug and spider problem (on average I kill 2 spiders and 7 pillbugs a day) we also have a mouse problem. We caught 6 in one night! The floor is uneven, and there are a lot of leaks. The pipes froze during the winter and we found out it was because the owner didnt insulate the pipes! But we got blamed because we didnt keep our store room door open where the pipes are (too keep them warm) Everytime we call our landlords we can never get a hold of them and even when we do they are SO rude and mean. We pay our rent on time and are quiet and clean. Can we break the lease?

Hi---Here is my situation. My mother, father (deceased ~12 yrs ago) and I are named on a deed on their house. I would like to have my name and my father's (since he's passed) removed. My mom will keep her name on the deed and would like to add my brother to it. I know I have to file a quit claim deed. Do I filed 2? 1 for myself and 1 for my father? And, what do I need to do to add my brother to the deed? What form(s) do I need? Any help is greatly appreciated. Thank you all in advance for your help.

I have an existing house with approx. $60 - $70K equity and a $190K mortgage. Unfortunately renting the house would not cover the mortgage payment of approx. $1250.

I want to buy a new house @ approx. $380K with little down.

What are my options?

Affordable new mortgage payment would be approx. $2K

Any info would be much appreciated.

My dad and I are thinking about flipping a house. What are the most important areas to focus on (i.e. bathroom, kitchen, etc.) How much should we invest in upgrades/remodeling? For example, if we buy a house for $80K, how much money should/could we put in and still se a return?

I know there are books out there to guide us through starting to flip, but are there any great websites I could visit? I am not interested in "investing" in the house flipping scams....I want real, good info.

Also, where are the best places to get materials? And would an in-town or country house be better to look into?

ANY INFORMATION WILL BE GREATLY APPRECIATED! THE MORE THE BETTER! THANKS!
