I live in Michigan and am about to sign a lease for an apartment. The property manager this whole time has been really shady. we had a down payment to hold our apartment to only find out she gave it away to someone else right before we signed the lease. Well now she gave us another apartment kind of similar but in worse condition. one months rent is $600 and she says we owe her $1400 for a deposit. we have decent credit and in michigan the law states you can't be charged more then a month and a 1/2 rent. so in our case $900. i dont want to ruin my chances on getting this place but i dont know what to do about it. any advice?

Here is a basic business principle... If at first things seem to be out of line... they are and will get worse. It's like going to a job interview. If you went to an interview and the interviewer was late and rude you would be correct to assume that things will only get worse once you are employed there. You are choosing a place to live where the property manager is shady, practices unethical business, and is ok with violating laws. You aren't even a resident yet.

Here's my prediction for the future... it will get worse. You will likely suffer through poor maintenance of the apartment, a terrible property manager, the eventual loss of your deposit and probably some other debacles that I am not even thinking about. If you move in here my only advice is take a lot of pictures, learn to mail things registered mail, and interview attorneys now for you eventual court appearance.

Sounds like you know the answer. Pass on the apartment. If they are this shady when looking at the place, imagine spending a year with them. Make a complaint with whatever agencies oversee the security deposit issue in Michigan and move on.

If you must have this place, mention to her that the law only allows a security deposit of $900 and see what she says.

Explain to her that you know Michigan law and the security deposit should be $900 and ask her why its so high. Try to be calm when you speak to her. Repeat yourself if you need to also. Stick to your points if she tries to divert you.
