what exactly does that mean? I have looked at two homes on the internet and just before i called my realtor to schedule a showing the homes were marked as withdrawn.

Chris- This means the homes are no longer available, there can be many reasons, the sellers changes there minds, the property ws too high and they did not get there price, the home was refinanced, the sellers such as in a divorce have decided to stay together.

Many reasons, as to Realtor.com, I find that when a property goes pending or is withdrawn the listing will not be able to be seen within 24 hours.

Many MLS rules require a status change within 72 hours or the agent.broker recieves a fine.

Unfortunately, when looking on the internet many listings are outdated. Most websites including Realtor.com don't rotate the inventory very often which leads to tons of listings that are no longer on the market.
Have your agent set up a "flash report" which will email new listings that match your wants and needs to you as the go on the market.
You can also find websites that do the same thing.

Often when seller's are unable to sell their house at the price they want, they will withdraw the property from the market and wait till they get the correct price for it. With real estate often going up in value, it doesn't always take long to acheive the price you want. Seller's would rather withdraw then settle for less than asking price, in many cases. Often, they are still selling, although quietly so they can achieve their asking price.

The listing contract probably ran out with the Realtor. Keep checking , they might list with a different Realtor, or put it up for sale by owner.
