Why do you think many of them are? Do you think that negotiating a flat fee or lower commission helps or hurts the sense of trust that must be established between the seller and the agent?

I would like to sell my house on my own. I have no clue on what I am doing, but I would like to save the 3-6% a realtor charges. Can you give me any advice on where to get started? Checklists? Good websites you have used? Any help would be very much appreciated. TIA

My hubby and I are in the process of buying our first home. Our bank doesn't do 30 year mortgages so they sent us to PHH mortgage. Well this company has been putting us through the ringer. They ask us for one form and then when we turn that in it's not enough and we have to have something else filled out. They even made us turn on all the utilities in the house that we DON"T OWN YET in our name before the closing date. We are getting really fed up. Has any of you ever heard of PHH mortgage and have any horror stories about them? I'm so afraid we are getting screwed over and we don't even know it. Thanks!

I have some teenagers who cuss while playing basketball in my apartment complex. I've already kicked them out of the court early before it was locked down for the night, and last night, I locked it for the whole day. They know the reason was because of their profanity.
I also believe in positive reinforcement. I told them last night that when the cussing stops, I'll throw them a pizza party as a reward. They really liked it.
My question is, do I reward the ones who stop swearing and not the ones who may continue, OR do I wait until the group as a whole stops cussing and reward all of them; as in use peer pressure?
Which would you choose? I welcome suggestions as well that you may have. Thank you in advance.

I need to know what to do and after passing the State test, how to get hired as an agent. I need to get these answers from current Estate agents so they can give me insight to what are my rights as an agents and what are my brokers right. I dont want to take advantage of anyone but mostly I dont want anyone to take advantage of me.
I know I can pass the test without any problem but I need to know, what to do after passing the test. Like how to negotiate reasonable contract with broker and what will be my duties.

I'm trying to save money because I want to move to a different state. The apartment I'll be paying for will be about 500 dollars a month with help from a roomate. I want to save enough to live for a whole year and pay for things like food, clothes, house neccesities and other things. How much money might I need? or how can i plan this out much better?

My husband and I started our own business 4 months ago, we're doing so well, making 7k a month. Wondering if we have to wait along time to buy a house? To apply for a loan? My husband has already owned a house, and sold it. Our parents said they had to wait 2 yrs before their bank would give them one, and they're millionares now. Anyone know anything?

I am moving out on May 18th due to emotional & verbal abuse from the landlord. My question is.. even though I gave her a month's notice (on April 28), and paying May's rent... do I have to stay until May 28th - even though she doesn't have a written lease? If that's the case of me staying for a month, I will abide by it absolutely. She's the kind of person who says 1 thing.. but later on, will change her answer. I just don't want to go to small claims court over a she said/she said thingy..

This landlord/tenant thing is very new to me, so if you can.. please respond.

Thanks.

I have already signed a renewal lease that begins in August. I have just found out that I will not be able to live where I am next year. I just wanted to know how much cancellation fees run because the office won't tell me until I come in and I am not in town. I will finish the current lease which does finish at the end of July. I pay roughly $1250 and my deposit is aruond $200 if that helps

I want to get married and have a place to go to, we both live with our parents. Is it wise (financially) to get married and then buy a house? We would be first time buyers.

We are thinking about moving within the next year (give or take a few months) what is your opinion on saving as much as possible to put down on the new house, or paying down some credit card debt before the move?

My dad has gotten £42k worth of debts, probably in the past 20 years or so I would believe. He is an addicted gambler, which explains the debt.

Now he is refusing to pay the mortgage for the house, which is about £250 a month, we only have £7k left to pay off. As well as that he is refusing to pay the council taxes and utilitie bills, also he doesn't give the family (me and my mum) any living cost. My dad earns about £1k a month, but he says he cant afford to feed us. Luckily my mum has a part time job earning £200. But we cant live of that forever.
My mum wants a divorce because there is no point staying with these worthless people who put family last. However, my dad will not leave unless he gets half of the house money which can help repay his debts. Now he is forcing my mum to sell the house, or give him about £60k to leave.

Is there any other ways to get rid of my dad and not losing my house. Iam 16 in college, and Im about to go into Uni this sept, I dont want to move.
