I need to know what to do and after passing the State test, how to get hired as an agent. I need to get these answers from current Estate agents so they can give me insight to what are my rights as an agents and what are my brokers right. I dont want to take advantage of anyone but mostly I dont want anyone to take advantage of me.
I know I can pass the test without any problem but I need to know, what to do after passing the test. Like how to negotiate reasonable contract with broker and what will be my duties.

Take up a Real Estate Course. The course will cover all that you need to know.

I don't know of any RE agent that has a contract with their principal. The only thing that may be subject to negotiation is your office space, if you get one. Most agencies have a set commission split for new agents and that won't change until you are producing company dollars. Typically, you pay for everything, your business cards, signs, letterhead, and some agencies have desk fees, a fee charged for the privilege of using their phones, copying machine, fax, pencil sharpener, etc..

You want to find an office where you feel comfortable. There are a great variety of office styles, so when you interview, see if you can get an idea of how the office operates. Some are highly charged competitive environments, others are basically empty with most agents working out of their homes, others have agents in the office but it is more low key. You have to know what makes you tick and what style of office would suit you.

Your duties will be to get listings and sell properties.

First - Take the RE course, they tell you the exact process on where to go to hang your license.

Second (what I consider most important) - You are not going to be able to negotiate a contract with a broker, because there is no need for him to negotiate. There are twice as many agents available than needed - you start "negotiating" they will just go to the next person in line, of which there are many.

Check the newspapers or job sites. Call and just say you're getting your license and will they hang it? You'll probably have to go in for an interview so they'll know if you'll "fit in" to their company. They'll probably ask what qualities you'll bring to the firm, what kind of time you'll be putting in to your job, etc...

I know in Iowa you had to have a realtor lined up first before you even took the test since they sent the license directly to them. In CA you take the test and then find a broker. A lot of the ads say "Must be licensed".

So I'm sure with your classes you know the state regs on that. Good luck, it's not that difficult to pass, I did on the first try. (Hey, if I can do it, anyone can!) :)
