I keep hearing that the prices are starting to fall... if I buy now as a first time home buyer, will the prices keep falling? I am wondering if I should wait to test the waters or buy now- if I buy now and the prices keep falling, the value of my property will depreciate rather than appreciate therefore not building any equity. I NEED ADVICE!

We are considering a refinance at a sub-prime lending rate of 9.1% fixed, 50-year mortgage. I'm told that when working with mortgage companies it is a good idea to get a couple different good faith estimates to see if there are any added line item charges that shouldn't be there. Here are some of what they propose to charge us for. Should we question any of them?

Loan origination fee
Appraisal fee
Credit report
Admin & Underwriting fee
Flood cert fee
Tax service fee
Closing/escrow fee
Title insurance
Endorsements
Gov Serv
Title doc prep
Recording fees
Reconveyance fee
Hazzard insurance premium
Taxes and assessment reserves

With so many added fees, how can you tell which are supposed to be there and which are padding the broker?

We wouldn't make any money off the rent. His income from the police acadamey wouldn't pay for our mortgage, that is why we would be renting a small apartment. Any reason why this would be foolish? We've been in our house for six months.

We have equity in our home and are considering a refinance to take out some of the equity for home improvement/repairs and to buy a vehicle end of lease. Credit scores are not great, 500-550ish. We have the option to either A) Do a 50-year fixed mortgage or B) Do a 2-year ARM and then refinance again in two years when our credit scores have improved. I'm not excited about paying closing costs now and then again in 2 years. We want to have the equity cash but also want to have as low a payment as we can get to minimize living expenses.

Would it be wiser to do the 50-year fixed or a 2-year ARM and then refi after 2 years for a fixed rate? Paying closing costs twice in two years seems like a lot of money to me.

My parents (mostly my mom) are thinking about buying a home next time we move. We were wondering if there were any important questions we should be asking since this is our-well their- first time purchasing a home. We may be moving to Washington state if that information has any weight on the questions we should be asking.

Is there a law that protects me from this? Is there something I can do to stop it. I was sleeping one afternoon and got up cause I heard something and when I came around the corner of my living room. i looked up and saw my landlord standing there. Of course I screamed and he said what. I said what are you doing in my house? He said no one answered the door. Is this wrong or what? I was truly feeling violated. Am I wrong or him?

We currently have our 3 bed/1 bath full basement home for sale in Wonder Lake, IL. It has a fenced, large, wooded yard. It's been on the market for about 1 month and is very competitively priced. However I know the market is BAD right now. My question is this, we have found a home we like that can be built in about 5-6 months. Do we put the earnest money up to get it started or just wait?
