my husband and I were living in temecula outside of SanDiego but commuting to work in SD it got to be way too much and instead of thinking things through I just quit my job and moved back to Vegas I thought my house in Cali would sell right away but it didn't happen that way. now we are in Vegas with some bad a** credit . HELP

Is it ok to have a third party sign a deed? I have run into a situation where a husband and wife purchased a home together in 1988. Both are on title. They separated in 1999 and the wife is estranged. The divorce was finalized in 2005, the wife did not show to the proceedings. The husband got the house all assets and no alimony payments to her. How is title transferred in this case? I thought that she would have to sign a grant deed or interspousal transfer deed to him. Instead a third party who is unrelated to the case signed the deed on her behalf. This has transferred all ownership to him. Is this legal? I am a notary and have always been told that you need everything but a blood sample to transfer Real Estate Title. How can someone sign her rights off of the property? Would the judge or someone related to the divorce proceedings sign it becuase she is estranged?

well my fiance and I have decided that it is time to start to try to buy a home. I just don't know where to begin. It all seems to be so confusing. I keep reading that we need to talk to a lender first. I guess to see how much we can afford and how much we can get. Is that what needs to be done first? Or do I bneed to contact a relator first? Any advice on buying a home would be great.

Long story short. We are trying to buy a home that we have decided we don't want anymore. Although we can afford this home we have decided that we didn't want to take on that much debt. Reason two is that we have just recently found out a few disturbing things about the neighboorhood. Three houses near by have been busted for meth. They are all rental property. We have a 5 month old baby and this scares us. We want a safe neighborhood for him to grow up in. Our community is only 3000 but this is on the rise. We have already made an offer to buy contingent upon our home selling. We have had lookers but no offers. We have until August 1st to sell ours then the contract with them is up. Our realtor said someone is trying to get a loan to buy ours right now but after finding out about the poor neighboorhood conditions we just really want to get out of the agreement. What would you do? Would it be bad to just tell them we will not be buying their home?

My 2br/1ba condo has been for sale for 8 months. I can't afford to have it sitting empty any longer so I've decided to try rent it out. My current real estate agent has agreed to show the condo to potential renters for a placement fee. She will NOT provide monthly manangement.

Here's what I need advice on:

- I don't know how to credit check of applicant/how much does it cost?
- How do I determine montly rent and security deposit amount.
- How to write a lease. What terms should be included?
- Can the renter pay me directly or should I create a corporation?
- Management! What happens if something breaks? (I live out of state) I have a handyman friend who wants to do the management on a per event payment basis (no fee unless he's called) Is this advisable? What should his fee be, if he's called?
- Any questions I failed to ask?

We have put in an offer of 120,000 and the listing was 139,900. They came back with 130,000 counter offer. Do we give an offer of 123,000 or is that ridiculous? We aren't paying 130,000 and that's that. Our top dollar is 125,000. Anyone have any advice? And we are approved for a loan of any amount with no down payment.

I reside in the US and have a property overseas that I want to refinance.
The current mortgage is with a bank in that country.
I would like to refinance with a US bank, as interest rates are lower here. Is there a bank in the US that will lend for overseas properties?

Can the buyer pull out legally, keeping his earnest money, when the inspection hasn't been completed? Also, he is making another offer though we already have an accepted contract in place. Can someone help me? This is the first time I have sold a home, and my real estate agent blows.
