As a former Realtor myself, look for a brokerage that does not make you pay a monthly rental fee for space, rather let them take a percentage of your commissions. Go with a larger company if you can, one that can sell themselves even. I chose Re-Max and was there for quite some time until I changed careers. Also, the agents the frequent that office (loan reps, title reps) will be oh so happy to provide you with many marketing tools that will be freebies because when you give them your sale they will be happy! I got all my fliers and business cards for no cost. And with potential buyers look into having them sign a buyer's contract. This is not a contract per se that you can you really use in small claims court if they chose to go with another Realtor but a contract in some ways helps a buyer to stick with you - makes it more sound that you will get the sale. When I first started out I learned that valuable lesson from a Homelife company. Best wishes! The market is changing, buyers will be on top again!!

I talked to a few people and family members when I was in your shoes. I interviewed about 11 brokers. Here are the questions I printed out, left room for answers and took to interviews with me. I wish you much success!!
(by the way...think long and hard about Keller Williams...I did not like them. I work for http://www.howardhanna.com ) Remember, the MOST important thing starting out is TRAINING. You don't want a broker who'll be ignoring you.

Effective marketing tools: Business cards that have your picture on it with your name~ People want an agent that makes them feel personal and trusted. Also, many local papers in your area have a section just for real estate and put your name and picture in there as well~

make sure you send out anouncements with at least 3 business cards in each to everyone you know and can think of including friends ,relatives, & coworkers. you can't do business if no one knows you're in the business. ask about progressive commission splits. weichert realtors should have or are about to open a couple of offices in ca. not sure where. look for them. make sure you get with a company that not only does not charge fees for space,computeruse, etc.. but has a lot of training and mentoring.

Make contact with a good Broker that underwrites in other states besides CA, for he/she will get clients that are wanting to be qualified - for a purchase.
