We have been late on rent 2x's in the past 4 years, one recently for june we were late only 5 days and we will be late about the same for July and we let Our Landlord know that my husband was layed off but found a job and we want be late after july..he said we had to move out in 7 days...we do not have a lease nor have we ever.I live In Texas but not familiar with the laws on this ! we cant move in that amount of time,any help with this question would be nice , and those of you who say pay on time ...well we usually do but due to husband getting layed off and me having a 5th neck surgery we have been in a little bit of a bind...!

I moved into the apartment after they signed the lease! They knew I might be moving in, but it wasnt for sure. We provided all of the furniture in the house and pay the pet deposit for our dog. Our roomates will not negotiate with us because they refuse to "support" me by paying 1/3 each. Jeremy and I agreed to pay 40% of the total rent because we have the master, but definately not 1/2 because we are truely still sharing our room. My opinion is that we chose to live in the same room to help eachother with bills! We tried negotiating, but they still will not accept it. What should we do? Does anyone have any solutions?

I have documented late rental payments for 6 of the last 7 months. Tenant refuses to pay late fees and fees charged by my bank to resubmit NSF checks. Tenant is uncooperative when Home Owners Association requests for her to repair broken window in a timely manner. Per tenant's statement she is planning on subletting rooms (not agreed on lease ) Upon serving Notice to Pay Rent or Quit tenant issues verbal complaints of non-working appliances that she says have not worked since last November, however, she brought this to my attention through the person who served her today. Tenant took full resposibility (verbally over the phone on 6/14/2006 for lease after 2 roomates moved out last May, for which I received no notice from either one of the 3 tenants. Current tenant did pay rent in full for the month of June but refused to pay late fees. Tenant also has paid $ 1300.00 of the $ 1525.00 monthly rental fee.

Trans Union score is 526 Very Poor (the worst rating)
Experian score is 658 Non-Prime (the worst is High Risk)

I make good money now and most everything has been paid off or will be in a couple months. My bankruptsy due to ex's business venture failing comes off in December. Thanks for any help!!

Rumor has it that the owner of the park is trying to turn it into section 8 Housing so we are looking to get out of the neighborhood. The city has been trying to close down trailer parks for the last 10 years by holding us to the letter of the law concerning codes and inspections. Also, it has become expensive to transport Mobile Homes in the state of Illinois.

We are first time home buyers and with the many options of real estate agents out there in the market, we cant decide as to whom should we choose? Should we choose some Rookie agent who has 2-3 years of exp but in order to gain trust and get business, will go the extra mile for us in making sure that we get a good deal, or should we go with an experienced agent who is well seasoned in their profession? As a buyer is it really necessary to have a really experienced agent rather have someone who is relatively less experienced but is willing to work more closely with you to make sure that all goes well? What has been the experience of others on this forum?

i own a home and im now selling it. i have three days before escrow closes, and i have to turn in the house and the current tenants in the house wont leave. i gave them a two months notice. but they are being extremly rude and wont leave until they find an apartment. they claim they have no money to give down anywhere else, and they already owe me two months rent. i dont know what to do. these people arent even packed yet. i dont think they are trying to look for where to live either.

As a newly-wed couple, we are looking for a nice little house to rent in the Phoenix, AZ metro area in locations such as Phoenix, Mesa, Glendale, Surprise, Anthem, Avondale, Peoria, Queen Creek and etc. We are having trouble finding a home that we like. Does anyone know of any rental sites besides the typical rent.com, rentclicks.com and apartments.com or anyone in the area that rents houses??? We have dogs, so we can't have an apartment. We need a yard for them to play in.

Any help would be great. :-)

my husband was let go from a job and we are one month and a half off rent. We have a five yr. old. And , we are trying to catch up. We need a roof over our head and and she is all about money. She don't want to help us out in pay payments to her. She is so mean and she tells other people in the building about our business. We needed a lease for my child school. and asked about it now for 4 months. And, she still has not gave it to us Other poeple in the building has not recieved one either. we found out that she has 8 other buildings and only have liecened for 6.
