my house. This must show some kind of interest. I know the buyer will get the OK from the appraiser as she is an attorney, but if this happened to you, would you folks think that this is the time for me to start packing?

This sounds a tad backwards. Usually a buyer and a seller will enter into a contract and agree on a price, subject to a satisfactory appraisal. Here is a buyer getting an appraisal done even before there is a contract. I think the buyer is trying to see if there is a valid reason to give you a lowball offer. Don't pack yet. I think this one is a flake.

You have 30 days from the date of closing to move, and it will take 1 - 3 weeks to close on your deal....so take a breath. Normally 2 weeks, depends how fast the bank moves, and getting the appraisal back, the payoffs on your mortgage, etc thru the title company. Have you already signed a purchase agreement. Read the contract again, if you have signed one, it will state when you need to be out.

When you sign a purchase agreement with no contingencies then you can start packing. Yes--the appraisal with out the Purchase agreement seems like shopping still, not an effort to buy. Good luck. If you are buying a new house good luck as well. Let me know if you have any other questions.

This is why non-reators should not answer real estate questions!

The date the new owners can move in, is written into your contract to sell. It can be anything from the day of closing (in rare cases, even before closing) to however far out you agree too.
